Building a Pipeline I went to mystery shop a community and was told there were no three bedrooms until at least January. 😳 This is a great thing for the property and management company. Bravo sales team. However, this was the end of my tour experience. I was referred to another community up the road. What about your long-term pipeline? In my leasing years I nabbed a lot of lost traffic, who leased with a competitor, with consistent, personable follow-up. I had long tours and conversations that went nowhere with prospects but their best friend or coworker ended up moving to the area and they were referred to me. Not to sound old (who cares, it's apparently a huge feature now), but these easy times have perhaps softened up the current sales generation. The leads have fallen in your lap the last few years with constrained supply. The tides are turning. Supply is incoming and waves of layoffs mean qualified leads are slowing. You can't afford to dry up your future pipeline. My team's old mantra was follow-up until the phone number changes or they tell you to drop dead. That leasing consultant should have toured me. She could have a resident break their lease and sudden vacancy. She watched all potential future money walk out her door without so much as a sit down conversation. Teach your sales staff how valuable their pipeline is. Good times don't last forever. The day always comes where hustlers survive while the sunny day competitors are slain in a market downturn. Train to hustle now so you hurt less later. Build that pipeline. Work it constantly. Never forget the hard times during the good. #propertymanagement #leasing #apartments

I hired my 1st moving company for a new apartment in NYC today- it was strangely similar to software buying here’s how: The leader was expensive but had a name I recognized and a great reputation. The challenger had an ok brand online- but I didn’t see their truck in my neighborhood much. The sales rep was an expert in moving, and educated me about 'how to shop' for movers. The third company was referred by a friend. User-friendly website. Efficient quoting process. But the person quoting me wasn't in sales. He over quoted, didn't ask questions, and I disqualified them right away. The last company undercut the others by HALF. After comparing quotes, I put a deposit down with these movers since they were the cheapest. I decided to do due diligence before paying the entire fee, and glad I did… Online I found nightmare reviews! They found ways to jack up the original quote with hidden fees once you were locked in. Unprofessional movers. A ton of FUD. I got cold feet the same day and canceled. Getting half off the cost wasn’t worth the risk of a bad move. I had nearly identical pricing for the leader and challenger. Who did I go with? The leader but it was SO close. It came down to how the sales rep ran the sales process - first to reach out, video chat with me, professional pricing and packaging, and the least pushy. Buying software is the same. The product, sales process, brand, what your customers say - it all matters. At 6sense I think we nail all those too. Just why risk it? 😉

After working with remodeling reps and companies over the past year, I've learned that the key to turning a lead or appointment into a successful deal is by staying in touch enough. This means reaching out until homeowners feel ready, confident, and excited to meet you for the appointment. I understand it can be a bit challenging at first when dealing with prospects who may not be very warm initially. But when you call them again to check and confirm everything, that's when you need to work your sales magic. This helps in building a good connection and making the prospect even more interested in talking to you for the appointment. We're still working with clients who focus on creating a good first impression with the prospect. They're seeing a pretty high success rate, around 50-60% or even more, with the leads and appointments we provide. Let's close more 👊

The first time I did this, I secured a client and a $62,034 commission. It's called picking up the phone and dialing. Here's the story of my first dial session: I created a list of people who owned large warehouses in the GTA. I called a guy and he said he wasn't interested in selling. So, I asked him this one simple question: "Fair enough, but are you in the market to buy?" Sure enough, he was. He wanted to buy a warehouse in Mississauga. I organized a meeting, toured some industrial properties, and prepared an offer for him. This is just one of many cold calls that have resulted in large commercial and residential sales. Plus, it's essentially free to call people, you can reach hundreds of decision makers a day, and you build thick skin (which is needed in sales). You can make $150k+ in construction sales. Met a salesperson recently who loves his job. His company rents forklifts, excavators, etc, and he was put in charge of opening a brand new territory. In one year, he added 60+ new clients and went from $0 to $200k+/mo in rental revenue. He earns 4% commission on every dollar. His base salary is low (but he gets a company truck) and told me his boss is amazing & has built a genuine relationship with his wife & kids. This is the type of personal relationship you don't find at most companies. If he continues to build great relationships & stack up customers, who knows how much he can earn. Sky's the limit. This is one of the benefits of an "old school" industry like construction. The earnings are light to start...but once you get going....the income potential is lucrative and can be very stable. Plus...these businesses are often PROFITABLE with minimal risk of layoffs. That, and, full cycle sales roles are FUN!
