The average payout ratio for South African Real Estate Investment Trusts (REITs) has decreased from 93.5% in FY19 to 75.6% in FY23. However, payout ratios are projected to rise to about 78.4% in FY24, according to the Nedbank Corporate and Investment Banking (CIB) research commissioned by the Research Committee of the SA REIT Association on the payout ratios of JSE-listed REITs in a global context. With REITs lowering their debt levels, strengthening their balance sheets, and reporting higher earnings, it is likely that payout ratios could increase from current levels. Our dedicated sector team attended the launch and sod-turning ceremony for the innovative New Water Lanseria wastewater treatment plant project in Johannesburg. This state-of-the-art facility showcases the latest in sustainable technology with its new hybrid membrane-aerated biofilm reactor (MABR), which is not only eco-friendly but also efficient. MABR technology requires less power and can transform 90% of sewage into reusable water, significantly contributing to water conservation and management. #NCIB is proud to support initiatives that contribute to sustainable development and create a positive impact on our communities. Together, we’re paving the way for a greener future. #Water #Sanitation #Sustainability Molebo Mothibe Yusuf Chothia CA (SA) Phuti Mokwatedi Khunou (Puleng) Thato Molatelo Mabeba (ACMA, CGMA)

As the 16th #IHS Affordable Housing Conference draws to a close, we extend our heartfelt thanks to all the speakers, panelists, and attendees for making this event a success. The final session, Panel 4: Water’s Tipping Point, Navigating the Edge of Scarcity, led by Bernard de Jong, highlighted the importance of water sustainability in residential developments. Panelists discussed practical solutions, from borehole management and water-saving technology to the role of green buildings in securing a sustainable future. Their insights reinforced that water is not just a challenge but a defining issue for the built environment, one that demands immediate attention and innovative responses. Throughout the day, it’s been clear that building sustainable, inclusive communities takes more than construction, it takes collaboration, innovation, and decisive action. At Nedbank CIB Property Finance, we are proud to work alongside industry leaders to drive real impact. Thank you to International Housing Solutions (IHS), our partners, and all participants for contributing to the future of affordable housing. #NedbankCIB #IHSConference2024 #AffordableHousing #PropertyFinance International Housing Solutions (IHS) IHS Property

At the 16th #IHS Affordable Housing Conference, Justice Malala offered insights into the nation’s political and economic trajectory. Reflecting on the Government of National Unity (GNU), Malala reminded us that progress depends on collaboration and decisive action. He highlighted missed opportunities, noting that waiting for perfect conditions holds us back. “We are at the edge of something great,” he said, “but only if we confront our challenges head-on.” Malala urged businesses and leaders to move beyond analysis and build tangible partnerships to drive meaningful change. His message was simple: the future belongs to those who take bold steps today. At Nedbank CIB Property Finance, we are committed to bridging the housing gap with innovative funding solutions and deep sector expertise, helping create sustainable, inclusive communities. #NedbankCIB #IHSConference2024 #AffordableHousing #PropertyFinance International Housing Solutions (IHS) IHS Property

What does it take to transform a male-dominated industry like property? At the 16th IHS Affordable Housing Conference, Panel 3: Women Leading in Residential Property, led by Vanessa Murray of Nedbank CIB Property Finance, tackled this question head-on. It wasn’t just a discussion about challenges; it was about ownership, innovation, and the power of networks. Michelle Dickens reflected on the importance of connections and learning from both men and women. Lusanda Netshitenzhe urged the sector to focus on community-driven solutions, making housing accessible and impactful. Suzanne Coetzee and Vanessa Perfect explored how business acumen and practical management can drive growth, all while navigating innovation in property development. The session made one thing clear: transformation at the ownership level must become a priority to reshape the property sector. The future depends on collaboration, mentorship, and ensuring access to opportunities that support women’s leadership across every part of the industry. At #NedbankCIB Property Finance, we stand behind these values and remain committed to driving sustainable growth through diversity. #IHSConference2024 #AffordableHousing #PropertyFinance International Housing Solutions (IHS) IHS Property

At the 16th #IHS Affordable Housing Conference, the conversation around affordable housing moved beyond construction into the heart of what makes communities work. In Panel 2: Innovation in Affordable Residential Property, moderated by Blake Bowden, industry leaders shared ideas on how fresh thinking can shape the future of living spaces. The story of modern housing is no longer just about bricks and mortar—it’s about how we live, connect, and create value. Murray Clark talked about how combining hospitality with residential living can breathe life into spaces, creating places where people feel at home. Gareth Turner reminded us that innovation doesn’t always mean sweeping change; it can start small, using practical technology and easing into new solutions. Sean Keneally described how modular construction can cut costs and raise quality. Picking up on this, Sean Godoy noted that good development is more than just building; it’s about understanding the people living there and designing spaces that meet their needs. The future of housing will rely on collaboration between local companies and those who use these spaces. It’s about creating environments where communities grow through mixed-use developments, adaptive reuse, and thoughtful design. At Nedbank CIB, we are committed to backing these ideas by raising capital and supporting developments that improve how people live and connect. #NedbankCIB #IHSConference2024 #AffordableHousing #PropertyFinance International Housing Solutions (IHS) IHS Property
