"The door to buying at the bottom of the market with higher returns is beginning to close. Investors must now adjust their return expectations and funds must adjust their return promises. Some people are already regretting not having bought in the first three quarters." Although there is now significantly more product on the market again, it does not meet the significantly increased demand from investors," explains Diana Schumann. The focus is particularly on portfolios from the core-plus and value-add segments. "We expect further corresponding deals by the end of the year," says Schumann. "Core is returning slowly, but to a limited extent due to a still comparatively low supply, while capital is gradually being made available on the investor side." The top yields for logistics and industrial properties were compressed by ten to 15 basis points in the third quarter. In all seven real estate strongholds (Berlin, Düsseldorf, Frankfurt, Hamburg, Cologne, Munich and Stuttgart), the top yield for logistics properties is now at 4.3%. This means that it has fallen below the top yield for offices, which averages 4.36% in the seven major cities. "Although it is not yet fully reflected in the transaction volumes in the third quarter, the return of dynamism in the logistics property market is already evident in the Top returns," says Dominic Thoma.
