    🤝 We are glad to collaborate once again with RICS in charting the course of decarbonization of the built environment, during the upcoming RICS Built Environment European Summit 2024, taking place in Bilbao on October 14-15. Our Head of ESG, Gloria Brocchi - MRICS, will discuss “ESG Horizons: Integrating Sustainability into Real Estate Investment Strategies”, alongside Dominique Moerenhout, CEO of EPRA (European Public Real Estate Association), Dr. Jens Hirsch, Chief Scientific Officer BuildingMinds, Stefanie Lütteke, Associate Partner / Head of Real Estate Drees & Sommer, and María García Fernández, Technical Buildings Manager Science Based Targets initiative.    💡 The panel will be the opportunity to explore the best-in-class examples of #ESG factors integration into traditional investment approaches, and assess the impact of ESG integration on risk-adjusted returns and as a value driver for real estate.     At Generali Real Estate, we believe in the value of external certifications to enhance energy and environmental performance, as well as to avoid green washing through independent and widely recognized external labels. Certifications lead to an increase in the asset value, reduced operating costs and, eventually, support Generali Group commitment and investor demands. We certify all new developments and major refurbishments and aim at buying certified assets or in the process to be certified right after acquisition. We seek to certify assets in the existing portfolio whenever possible and/or reasonable, by prioritizing strategic projects. CASE STUDY: Tour Saint-Gobain Located at the heart of La Défense, the Tour Saint-Gobain is the first, and so far the only, High Rise Building in France having achieved four main international environmental certifications at the highest levels.  The architectural, technical and environmental project for the building of 49,000 sqm on 44 floors and 165 meters high, a business center, a 250-seat auditorium, a showroom of approximately 300 square meters and three restaurants was designed by the French Valode & Pistre studio. Thanks to its crystalline architecture, the tower emphasizes its aesthetic qualities and its properties of light transmission, thermal insulation, and low emissivity. #GRE_SustainabilityinFocus

    The choices we make every day, as people and more so as companies, leave a mark on the environment. The carbon footprint is a simple way to express this impact. ♻ 𝗩𝗼𝗰𝗮𝗯𝘂𝗹𝗮𝗿𝘆: 𝗖𝗮𝗿𝗯𝗼𝗻 𝗳𝗼𝗼𝘁𝗽𝗿𝗶𝗻𝘁 Total amount of greenhouse gases (GHG), caused directly or indirectly, released into the atmosphere as the result of a defined activity over a defined period. To mitigate the climate change and avoid its worst impacts, we need to rethink the way we live, work and produce: the faster we act to reduce our carbon footprint, the better off we will be in the future. 🏙 𝗛𝗼𝘄 𝘄𝗲 𝘁𝗮𝗸𝗲 𝗮𝗰𝘁𝗶𝗼𝗻: 𝗣𝘂𝗲𝗿𝘁𝗼 𝗩𝗲𝗻𝗲𝗰𝗶𝗮 (𝗭𝗮𝗿𝗮𝗴𝗼𝘇𝗮, 𝗦𝗽𝗮𝗶𝗻) Puerto Venecia, a 120,000 sqm commercial park in Zaragoza (Spain) welcoming more than 19 million visitors a year, is an example of our commitment to decarbonization, thanks to: ▪ Photovoltaic energy production ▪ Efficiency monitoring process and continuous analysis of all energy consumption (electricity, water and gas). ▪ Replacement of standard lighting equipment with LED lighting equipment ▪ Availability of Electric Vehicle chargers (14 EV charging points). ▪ Large green and garden areas, including Garden Wall ▪ Waste management: 48% average recycling rate of the total waste generated. ▪ Start-up and participation in the public reforestation project in Zaragoza: El Bosque de los Zaragozanos ▪ Gray water reuse for WC tanks and reuse of rainwater in garden irrigation. 🌱 Find out more in our latest Sustainability Report -> https://lnkd.in/d57AaMwz   #SustainabilityInAction

    Constantly improving the quality of urban spaces, reckoning our responsibility and crucial role as real estate investors, is one of our main commitments across Europe. In Milan, for example, this commitment comes true not only in 𝗖𝗶𝘁𝘆𝗟𝗶𝗳𝗲, one of the largest and most successful urban regeneration projects in Europe, but also in the 𝗖𝗼𝗿𝗱𝘂𝘀𝗶𝗼 area, where we are participating in the renovation of a crucial city center hub overlooked by several buildings in our portfolio. Thanks Corriere della Sera for capturing the importance of the public/private partnership in this project benefitting the entire city (https://lnkd.in/e_iMgrBS) Our involvement to urban development does not stop here: just steps away, we’re present in the renewal of 𝗖𝗼𝗿𝘀𝗼 𝗩𝗶𝘁𝘁𝗼𝗿𝗶𝗼 𝗘𝗺𝗮𝗻𝘂𝗲𝗹𝗲 and 𝗖𝗼𝗿𝘀𝗼 𝗜𝘁𝗮𝗹𝗶𝗮 with recently refurbished buildings. In 𝗣𝗼𝗿𝘁𝗮 𝗡𝘂𝗼𝘃𝗮, our The Corner building is a pivotal element of the requalification of Viale Liberazione. Last but not least, 𝗕𝗮𝘀𝘀𝗶 𝗕𝘂𝘀𝗶𝗻𝗲𝘀𝘀 𝗣𝗮𝗿𝗸 is positively contributing to the redesign of the Garibaldi/Farini neighbourhood with top-notch office spaces.

    🤝 Generali, Munich Re and BNP Paribas Real Estate are pleased to support 𝗦𝗰𝘂𝗹𝗽𝘁𝘂𝗿𝗲 𝗶𝗻 𝗧𝗵𝗲 𝗖𝗶𝘁𝘆’s 13th edition at 1 Fen Court. This is an annual sculpture park that uses the urban realm as a rotating gallery space, animating the City of London with a free open-air art exhibition. The 13th Edition of Sculpture in the City is on display from 24 July 2024 – Spring 2025 and includes 17 artworks by 15 artists. 📍 As part of Sculpture in the City, the LED screen at 1 Fen Court showcases Seph Li’s digital artwork ‘𝗘𝘃𝗲𝗿𝘆𝘁𝗵𝗶𝗻𝗴 𝗕𝗲𝗳𝗼𝗿𝗲, 𝗘𝘃𝗲𝗿𝘆𝘁𝗵𝗶𝗻𝗴 𝗔𝗳𝘁𝗲𝗿’.   Eternity and the feedback between nature and human interruptions are the two key aspects of the artwork. Digital artworks are well known for their capability of generating dynamic visuals, but at the same time lost the property of eternity often seen in traditional art forms.     We’ve had the pleasure of hosting in the Generali Tower a session of the #realeconomy observatory organized by ANIA, focused on the value of #urbanregeneration. 🎤 After the introduction by Filippo Casagrande, Chief Investments Steering and Sustainability Officer at Generali Investments, our Gloria Brocchi - MRICS and Fabio Cristanziani, CFA presented Generali Real Estate’s #sustainability approach along the entire value chain, in the context of an ever-evolving regulation framework, and its focus on the portfolio #decarbonization path by 2050, the assessment of climate risks, and a virtuous collaboration with tenants and with local municipalities. 📌 This approach is embodied in #CityLife; roberto russo described the urban regeneration project which transformed an entire neighborhood in Milan in a #smartcity, and the first urban area in the world to achieve the ‘Platinum’ level in three international sustainability certifications. 💬💭 Thanks to ANIA for organizing this exchange opportunity; to all the contributors for their high-quality presentations around urban regeneration, and to Alessandra Pasquoni, MBA, CAIA for moderating the interesting discussion.

    🇫🇷 Exciting news from Paris! 🏙 Arcom (L'Autorité de régulation de la communication audiovisuelle et numérique) has entered into a ‘green lease’ agreement, securing approximately 7,500 sqm of office spaces over four floors in our 𝗗𝗔𝗨𝗠'𝗡 building, located in 183 avenue Daumesnil, in the 12th arrondissement in Paris. 🎯 Arcom sought a more modern facility to better align with the economic and environmental objectives of the French State’s real estate policy, and the DAUM’N building was selected thanks to its outstanding sustainability certifications (#BREEAM, #WELL, NF HQE, #Wiredscore), strategic location, comprehensive service offerings (including numerous communal workspaces), and quality of office spaces and collaboration areas. The 6/9-years lease will commence in October. Special thanks to JLL France for advising Generali Real Estate and SEGAT for advising Arcom. 🤝 We look forward to welcoming Arcom to their new and sustainable headquarter!
