    🏗️ Building a company from zero, regardless of the vertical, can be a lonely journey. You start off with co-founders (if you're lucky), you proceed with caution hiring the best people you can identify (we are so thankful for our amazing team) to contribute in fulfilling the company's vision. But what often doesn't receive enough attention, is the environment you establish and grow your team in. - Is it conducive to innovation? - Are there people surrounding you and your team that can offer the right support in times of need? - Does this environment support your momentum as a company? All important considerations. We treat teams with more flexibility today than ever before, we use communication and connectivity tools to bring them all together, all while witnessing the demise of the almighty WeWork and other such shared office spaces. However, the single most valuable decision we made early on was to truly integrate with the local ecosystem by joining a startup hub like The Fintech House. A transformative decision, as it gifted us an immediate sense of community and belonging. This doesn't happen by accident. Anyone who's developed a successful community will understand how tough it can be to deliver.     A huge thank you 🙏 to all at Poolside for the invite to present to the Wharton Business School in Lisbon last week. I'm often asked why I agree to participate in events like this, when time is a startups most precious commodity, and the truth is I couldn't think of a more productive way to spend my time. What better way to get feedback on a product than having 40 international business students, many with real life work experience who are learning all there is to know about Web3, review and question your approach. We had an interesting dialogue on how blockchain can impact the most frustrating corners of day to day life, how far things have progressed in the Web3 space in such a short space of time, and what needs to be achieved to empower real mass adoption. Everyday is very much a school day 🎒 It was great to see Talent Protocol and Match Chain on stage again. A procura por casas ainda é alta, mas a oferta não acompanha, especialmente no que diz respeito a habitação nova. ⬇️ Veja a análise de Alfredo Allen Valente. Causas: ◘ Desinteresse e desinvestimento governamental na área da habitação. ◘ Escassez de oferta de habitação nova. ◘ Elevados custos de licenciamento, mão-de-obra, matérias-primas e financiamento. ◘ Imóveis novos são muito mais caros do que os usados, não sendo uma alternativa para a maioria. Consequências: ◘ Mercado centrado na transação de imóveis usados, que são insuficientes. ◘ A maioria não consegue encontrar um lar digno a um preço acessível.     📢 #NEWSflash Mercado de arrendamento de luxo abranda a nível global, mas Portugal é exceção! Conforme indicado no último relatório da Knight Frank, houve um aumento anual de 5,2% nas rendas de luxo em 10 cidades, a taxa mais baixa desde 2021. As cidades com o crescimento mais baixo são Nova Iorque (-0,3% anual) e Londres (7,9% anual). Já Sydney (18,1% anual) lidera o ranking. 📉 Porquê este abrandamento? ○ Aumento da oferta de arrendamento. ○ Menor capacidade financeira dos inquilinos. ○ Reequilíbrio entre procura e oferta. 🇵🇹 Portugal vai contra a tendência global ○ Porto (+15,9% anual), Cascais (+12,5%) e Lisboa (+12,3%) com um forte crescimento. ○ Falta de oferta e a procura crescente impulsionam os preços. ○ Interesse dos investidores em projetos "buy-to-rent". 🔮 O que esperar de 2024? Durante a conferência sobre o Simplex Urbanístico, o presidente da APPII - Portuguese Association of Real Estate Developers and Investors, Hugo Santos-Ferreira, defendeu a monitorização do programa pelas autarquias. ➤ O novo regime agiliza processos, mas será que a rapidez compensa a perda de segurança jurídica? 📝Alguns pontos a considerar: 📌 Limitação dos poderes das autarquias: o novo regime limita o poder das autarquias na aprovação de projetos imobiliários. 📌 Simplificação e uniformização de procedimentos: o Simplex prevê regras uniformes para licenciamento, evitando burocracia adicional por parte das câmaras municipais. 📌 Mudança de paradigma: isto representa uma mudança fundamental na forma como o setor imobiliário e os municípios operam.
