5PA architects are excited to announce we are working on a fantastic new project in Bermondsey which is being developed by London Square & Square Roots. The Biscuit Factory will be one of Bermondsey's largest housing association developments and 5PA architects are acting as the Delivery Architect across 5 blocks, reaching up to 16 storeys and providing a total of 338 residential units, along with commercial and retail space. The development is set on a 12-acre site, previously home to the Peek Frean Biscuit Factory, and will bring 1,548 homes, a 600-place secondary school, as well as new office and retails spaces along side cultural, leisure, and community facilities. We will post further updates as the project develops. We are delighted to be working with global real estate company Greystar, the GLA and the London Borough of Southwark, to provide 338 homes for social rent at the Bermondsey Biscuit Factory development in the heart of London. Planning permission is already in place for the new homes for social rent, which are being supported by grant funding from the Mayor of London and will be in four buildings as part of the overall Biscuit Factory development by Greystar. The new community includes 1,624 homes for rent, a new secondary school, play areas and cultural and retail spaces. The London Borough of Southwark is the first London borough to make Square Roots an approved provider of affordable homes. London Square will act as Square Roots delivery partner on the Biscuit Factory development. The scheme will also have 18,405 sq ft of commercial space which will be handed back to Greystar. The historic Bermondsey site extends to a total of 12 acres, including the former Peek Freans Biscuit Factory and Lewisham and Southwark College sites in an area where significant regeneration is under way. The Square Roots element is 1.9 acres and 500 metres from Bermondsey tube station and close to London Bridge national rail hub. Our Managing Director, Barbara Richardson FRICS said: “The partnership with Greystar, the Mayor of London and the London Borough of Southwark demonstrates how an effective collaboration will deliver homes for social rent that are desperately needed in London. Having completed my placement year at 5PA Architects I’d like to take a moment to express my sincere gratitude to everyone who made this experience so enriching. A special thank you to Serdar (Sid) Satrettin and the entire team at 5PA for welcoming me, sharing their knowledge, and providing invaluable support throughout this year. I’m now excited to return to Loughborough University to take on my final year of undergraduate studies in Architecture and I look forward to the new challenges ahead!

A couple of months or so ago we successfully achieved Practical Completion and handover of our 81-unit Co-Living scheme in Ealing for Urbane London carried out under a Construction Management contract. Working alongside a great client team and funder, proved to be the catalyst in completing this part-complete takeover project, alongside an outstanding supply chain. A special mention for the continuing commitment of Holly Porter to get this over the line in challenging circumstances. The development is the first investment of the £300 million Zennor Partnership Fund, the partnership between tier 1 fund Moorfield Group and Funding House.
