New Year and new project over the line. Contracts have been finalised on the Parc Pendre development and we're excited to be involved in this one with Life Property Group who are working with Vaughan Construction Ltd to deliver 16 affordable houses on vacant land in Kidwelly on behalf of Carmarthenshire County Council - a mix of apartments and 2 and 3-bed properties. Ground conditions provided a challenge during pre-construction and it's taken a fair bit of engineering work by the Project Team to find a suitable piling solution, but we're confident the build phase will now be a doddle(!). Care has also had to be taken on ecological matters with careful relocation of native species. Keep an eye out here for further updates in due course. House design by Chamberlain Moss King. One of the most interesting and complex engineering projects we've been involved in to date was the construction of a new liquefaction plant at an existing Liquid Natural Gas (LNG) facility in West Wales, including installation of all free-issue process equipment, cryogenic pipework and utility connections from the existing facility, along with all associated infrastructure. We were heavily involved commercially both pre-and-post-contract assisting the Main Contractor in negotiating and managing the bespoke Construction Management Trade Contract (valued at approximately £15,000,000) and procurement and commercial management of all major MEICA Sub-Contract packages, as well as providing permanent on-site QS services (financial and cost reporting, management of payments and change management) and extensive claims management. Due to significant changes to the Client-led design, reliance on free-issue material deliveries and the MEICA interface with the Client-procured civils package, the case management was extensive. This included daily/weekly monitoring of delay events, submission of delay notices, preparation and management of multiple claims for extensions of time and loss and expense and ensuring the correct substantiation (records) were in place, not to mention the assessment of multiple Sub-Contractor claims. Our remit included representing our client in five successful adjudications. 10 points if you can tell us where it is... Just before the Christmas break, Leigh was out and about delivering a quarterly training course for the commercial team of our longstanding client, Dornan, discussing 'Without Prejudice' communications - when they are appropriate, the 'need-to-knows' and some of the common pitfalls around WP discussions. The session was attended by colleagues at all levels of Dornan's commercial team and engagement was excellent. As usual, Leigh finished the day with a general Q&A session on various topics and issues faced by Dornan's commercial staff on their current projects. We've recently secured a Party Wall appointment from a local authority in South Wales to prepare and manage all party wall matters in connection with a 22-plot affordable housing development on an unused parcel of land surrounded by multiple freehold, leasehold and authority-owned properties. A full review of the scope of works is to commence shortly to identify the affected adjoining properties, before identifying the property owners / tenants and then preparing and issuing the Section 1 and Section 6 notices under the Party Wall etc. Act 1996.
