Following 25 years of occupation, this 68,500 sq ft logistics unit underwent a full CAT A refurbishment with a strong focus on ESG performance to enhance its re-letting potential for LondonMetric Property PLC (LMP) in collaboration with Bowden Moss Ltd. The project eliminated gas-fed systems, replacing them with air source heat pumps, fresh air ventilation, and high-efficiency LED lighting. A 160 kWp solar PV system was installed, generating 145 MWh annually and cutting 28 tonnes of CO₂ emissions—equivalent to planting 1,293 trees each year. Sustainable materials were prioritised, including carbon-negative carpet, powdered-format paint for reduced transport emissions, and recycled access flooring panels. The existing tenant-installed mezzanine was carefully dismantled for reuse, minimising waste and landfill impact. The unit’s entrance lacked prominence, but a large adjacent green space provided an opportunity for enhancement. A new canopy with a green roof now creates a more inviting arrival experience, while a redesigned reception seamlessly connects to the staff breakout area, overlooking wildflower meadows, insect, and bird hotels—promoting biodiversity and employee wellbeing. Our team is delivering project management, design and specification, cost management, and principal designer services to bring this transformation to life. First on the programme? The removal of a huge four-storey mezzanine structure—a whopper of a task! We're proud to have recently completed this sharp looking warehouse refurbishment for SEGRO plc with Hollis in Park Royal. Works consisted of new roof lights and roof coating to provide a 25 year warranty, PV's, EV's, new VFR system, complete new electrical installation including LED lights, fire rated windows between the office and the warehouse and a complete refurbishment of the offices, toilets and circulation areas - the finished product looks great!
