The British Property Federation is one of the country’s most influential and high profile lobby groups. Representing the property industry – including commercial and residential property owners, investors, developers and their advisers – the BPF works to influence legislation and raise the industry’s profile across all areas of business, politics and the media. We aim to create the conditions in which the property industry can grow and thrive, for the benefit of our members and of the economy as a whole. We do this by engaging with the government and other bodies whose decisions affect the property industry, on things like finance, tax, localism, planning, sustainability and housing policy, to make sure that the industry’s needs and views are taken into account.

🗣️ This year, the BPF will be attending all three party conferences, starting with the Liberal Democrats. ⬇️ For a summary of what happened at the conference, read our Head of Communications Dominic Curran’s key reflections below ⬇️
This year the BPF is going to all three main party conferences, kicking off with the LibDems this week. Some reflections on the party from the past few days. 1. They’re certainly chipper, with every right to be after winning 72 seats. They’re not used to having such a presence. More than once I heard stories of people not realising they were talking to MPs as they don’t recognise them - with one MP telling me they don’t even yet all recognise each other! 2. The 2024 intake come from a diverse range of backgrounds - business, professional services, the army, as well as many having had council cabinet roles. They’re also socially and ethnically diverse - not something that could always have been said of the party. This bodes well for the quality of contribution they should be able to make. 3. Being the 3rd party (again) comes with extra funding and they will make use of that to bolster their research and policy support - also meaning scope for stakeholders to link in with specialised researchers and not just overworked parliamentary assistants. 4. This may well apply to the new intake across all parties but the MPs I spoke to all seemed very nice, normal and humble - willing to admit what they didn’t know and keen to learn. These haven’t always been notable characteristics of every politician. 5. There was interest in the BPF and particularly in what our members could offer in terms of housing and town centre regeneration. There’s appetite to direct investment locally but perhaps also some scepticism about the behaviour of some developers in the past in trying to bamboozle planners with dubious viability assessments. All in all the BPF made a couple of new parliamentary friends, and started building what I hope will be productive relationships with a few more MPs. A positive start - now time to catch up with the day job while planning for the biggie next week - Labour in Liverpool!

🔍 Delighted to be invited to give evidence at this morning's The Scottish Parliament Finance and Public Administration Committee discussion. Our submission had focused on the need to support economic growth. In evidence we highlighted the need for the economy to grow in order to provide the revenues to support public policy aspirations. We noted core concerns with the Housing Bill and the loss of some 54% of construction activity in the fledgling build to rent sector in Scotland due to uncertainty and lack of investor confidence with the Housing Bill. We highlighted positive moves by local authorities and education institutions in Scotland to boost recruitment in building and planning services, for example through graduate apprenticeships (University of Highlands and Islands) and new Scottish building standards hub supported by Fife Council. 🥬 We’re pleased to announce that Sophie Goddard, Director of ESG at Canary Wharf Group, has been appointed the new Chair of the BPF Sustainability Committee. 🏢 Working alongside existing Vice-Chair, Mat Lown, Chief Knowledge and ESG Officer at TFT, Sophie will lead the BPF’s work on net zero and nature during a critical time for the industry. Sophie takes over from Katherine Sherwin, Director at BlackRock, who has led the BPF’s work on sustainability for the last couple of years.
