We have designed and submitted for planning a landscape-led master planning scheme comprising 221 homes and a specialist new SEND school. Oaklands Park in Chigwell, Essex comprises one of the largest sustainable developments in the UK. It includes a range of Passivhaus designed homes and the school, which will meet BREEAM Outstanding and aims to be carbon neutral. The design for the buildings and the landscape were considered together from the outset to achieve a vast improvement in ecology, with a projected 20% net gain in biodiversity. Oaklands Park is designed to be a walkable neighbourhood with a robust sustainable transportation strategy that minimises vehicular presence in favour of safe and secure pedestrian and cycle links set within a network of parks, gardens, greens streets and play on the way.

Cladding Remediation / Homes England On Tuesday 28th Jan 2025, Create had the great pleasure of meeting with the Permanent Secretary for Housing, Communities and Local Government. Sarah Healy and her team came to view two of the Cladding Remediation projects in North London. GPF Lewis are the contractor for the projects and Philip Mallon is the client’s agent and project manager. Together the team are delivering a number of these projects. During the meeting, we spoke about the process of design and remediation and how the industry was developing. We talked about the BSA 2022 and the new and essential Principal Design role and we discussed Higher Risk Residential Buildings (HRB’s). We would like to take this opportunity to thank Ms Healy for her visit and her team and those in the Homes & Community Agency for their support. We are very keen to work with residents, housing associations, landlords or developers in dealing with cladding remediation. If we can be of assistance, please get in touch. This week, our Cladding Safety colleagues visited two London sites currently undergoing vital remediation work - Crowndale House in Camden and Kinver House in Islington. Both buildings are in the process of having dangerous cladding removed and are on track for full remediation by the end of the year. Joined by Archways FM, GPF Lewis plc, Anstey Horne, and CREATE DESIGN+ARCHITECTURE, the team saw first hand the positive impact of the Cladding Safety Scheme in action. Create have worked hard in 2024 to update their Net Zero Carbon plan. Working with Planet A and partners we have developed a detailed plan to establish our current carbon footprint and work out how to get to net zero. Our proposal is to reduce our already low footprint by 50% by 2030 and 90% by 2040. Any remaining carbon will be offset at that stage with the use of carbon offsetting scheme. We have at the same time been delivering the Ealing Film Studio’s project which is the world’s first carbon negative film studio and have been working on the planning stage of what we believe is the UK’s largest Passivhaus scheme and a zero carbon SEND school. Combustible Cladding Create are specialists in delivering remedial designs for buildings affected by combustible cladding. Some of the early schemes for remediation will be completed this autumn. We are working on schemes to remediate more than 500 homes. We are experts at the Building Safety Regular process. We've recently been appointed to remediate a 6-floor apartment building in Liverpool affected by the combustible cladding issues. We visited the site this week to conduct a site investigation using our survey drone and other equipment to map and examine the building. Like many of these projects, we found the original build quality poor. We've rapidly worked to develop the remedial design, which will soon be issued for tender. We hope that the project will commence on-site in the spring next year. We can provide a comprehensive design service for anyone living in a building affected by combustible cladding. #cladding #remedialdesign

Create have teamed up with IPE Developments to deliver a unique development of Corten-clad homes in Hullbridge, now under construction. 🚧🏗 The residences are located in an amazing ecologically diverse setting overlooking the River Crouch. The masterplan includes 14 dwellings set around a large central landscaped area with native planting that substantially contributed to the local biodiversity. The low-carbon smart homes have been designed for the marine environment, and the façade features laser cut panels that echo the surrounding habitat. Raised on stilts, the dwellings offer unparalleled views across the River Crouch. The development has been shortlisted for the Housing Design Awards 2023. The project is due for completion in 2025.
