Founded in 2011 and based in London, Crosstree manages a portfolio with a gross value in excess of £1.5b and has raised in excess of £1b of commitments from its investors. Crosstree invests in all real estate asset classes and across the capital structure. Crosstree concentrates on a few exceptional schemes at any one time, and seeks to work with best-in-class partners, professionals and designers. Following substantial backing from the Bertarelli family initially, in 2019 the capital base was expanded to include a select group of institutional and family office investors.

We are excited to announce our latest investment in a purpose-built student accommodation project in Tottenham Hale. The development, located in close proximity to the Victoria line, is projected to be completed prior to the 2027/2028 academic year and will include 431 bedrooms, along with amenity areas and rooftop terraces that provide panoramic views of London. The fully electric development will be delivered by RG Real Estate and will take a low-carbon, sustainable approach, targeting BREAAM Excellent. The investment is made on behalf of our latest Crosstree Special Situations Fund III. We have been targeting the student accommodation sector, taking advantage of attractive supply-demand imbalances in London, counter cyclical fundamentals and the pullback of forward fundings from core investors. Dubbed the “greenest new development in Chelsea,” we have transformed the formerly redundant and out-of-date Kings Walk Shopping Centre into a prime landmark mixed-use development featuring distinct heritage architecture by Squire and Partners. The development has increased the net area from 55,000 sq ft to 84,000 sq ft across a more varied mix of uses, including retail, office and leisure space, and the success of the lettings proves the old adage that quality and location matter more than ever.
