After four years of consultation, collaboration and conversations with local communities and stakeholders, we’re proud to announce the submission of the Hybrid Planning Applications to reinstate Earls Court as a global destination for wonder. Our 44 acre masterplan will come alive with music, arts and entertainment. As central London’s largest cleared development opportunity, this is more than just a construction project—it is the reimagining of an iconic part of London into a dynamic, inclusive, and sustainable neighbourhood designed for all stages of life. Earls Court will be a better piece of City, providing a blueprint for future generations as a model for how London can evolve to meet the needs of its residents and address the environmental and societal challenges of the future. With nature as the golden thread, the long empty site will be transformed as a new neighbourhood with c.4,000 new homes and 12,000 jobs set within 20 acres of new public open and green space. It will reflect its legacy as a hub of innovation and entertainment, be a showcase for clean and climate tech with 2.5 million sq ft of workspace and create a new cultural ecosystem for London with three new anchor venues. The development will be served by a next generation net zero carbon energy network and a net zero operational carbon target setting new standards for sustainable development. Design codes face an uncertain future, with the recent disbandment of the Office for Place and the new NPPF removing the requirement to create them, there are questions about their role in the planning process. To explore these issues, industry experts, planners, architects and policymakers participated in a recent breakfast roundtable hosted by The Earls Court Development Company (ECDC). ECDC recently published its design code, praised as a “benchmark for major brownfield developments” as part of the planning application for the 44-acre brownfield site which was submitted last summer. Contributions came from experts such as Vicky Payne, Andy von Bradsky and organisations such as Historic England, the Greater London Authority and CREATE STREETS. The discussion explored the blueprint ECDC has created and key issues of who should be creating design codes and how they interact with the National Model Design Code and the NPPF. We are very happy that our work at Earls Court with the Public Realm Inclusivity Panel is shortlisted for the Pineapple Awards, in the category of Community Engagement. We've been working with pretty much the same group of people for over two and a half years now, and it goes from strength to strength. Its incredible what The Earls Court Development Company are doing to support and work with their community. For our part it has allowed us to explore what co-design and inclusive engagement can be like. Our panel is diverse, with an age range from 14 up to 80+, and includes people with all sorts of needs. The group works with empathy, consideration and a high level of trust. We find time to listen and to think hard about what an inclusive masterplan and place might be like, at a very large scale, but also with a real degree of detail and specificity. It may have been submitted for planning, but we're certainly not done yet. Enough of me though, this short clip let's some of the panel speak for themselves.... Yesterday, ECDC brought together leading industry experts for a roundtable on the future of design codes. With planning policies in flux, we explored how to create buildings with unique identities while maintaining a cohesive sense of place, and how to ensure the spaces connecting them are inclusive and welcoming to all. We were delighted to receive a commendation last night at the Inspire Future Generations awards for our Public Realm Inclusivity Panel (PRIP). The work of the PRIP shows how developer-led consultation can be done differently, and that if you want to truly design an inclusive environment, you need to hear from all voices of the community, especially those hardest to reach. Tirelessly spearheaded by Dinah Bornat from ZCD ARCHITECTS LTD, and ECDC’s Rebekah Paczek, Laurence Neal and Jamie Hodge the members of the PRIP, who are all local residents, have worked alongside the development team over the past two years, bringing fresh perspectives and ideas to the plans, and championing those voices from the community who aren’t often heard.
