This morning we announced the practical completion of Arbour, a landmark Build-to-Rent scheme located in the heart of central Milton Keynes. The £80 million redevelopment of a brownfield site provides 306 residential apartments purpose- designed for rent, 43 of which are offered at a discounted market rate: https://lnkd.in/e_XnXEbA The building, formally a vacant office block known as “Bowback House”, is fully owned by PIC, which will use the rental cashflows to help underpin the company’s future pension payment obligations to its policyholders. The development is part of PIC’s wider investment in UK housing and infrastructure, which totals over £13 billion to date, including more than £3 billion in social housing. Arbour was developed by HG Living, a specialist developer of Build-to-Rent homes, with HG Construction (‘HGC’) as contractor. The highly energy efficient homes incorporate a range of clean energy technologies, including air source heat pumps and solar panels. The development will also create social value in the centre of Milton Keynes. For example, the residents of Arbour will be able to buy directly from local businesses through a special “Arbour app”. Future new properties upcoming on the “Homes by PIC” platform, from 2025, include 278 homes at The Wiltern in London, and 667 homes at One Eastside in Birmingham. The site team at our St James’ Boulevard scheme in Newcastle-upon-Tyne are continuing to make excellent progress, with many elements of the build running ahead of schedule. Delivered in partnership with HG Construction, the 350-bed student accommodation scheme is our first project in Newcastle-upon-Tyne. The 11-storey concrete frame was completed at the end of June, ahead of programme. Windows are now installed up to the seventh floor and external cladding is well underway. M&E first fix is up to the fifth floor and plans are in place to get services connections installed early in autumn. We are excited to see the new purpose-built student accommodation development is underway at 238 Kennington Lane in Vauxhall, London, with the demolition phase to remove the old petrol station and fuel tanks now nearing completion 🏗 International Students House (London) (ISH) is delivering this new #PBSA scheme in partnership with Developer HG Living. ISH is a charitable organisation committed to offering affordable housing for International and UK students studying in London. This scheme represents a notable milestone for ISH, as it will be their first new building in its 58-year history. The site was acquired by the charity in September 2023. The new energy-efficient building will comprise 185 student beds and provide modern facilities to residents, including communal kitchens and living areas, a shared amenity space, indoor cycle parking, and electric bike charging points. We have provided Project Management and Cost Management helping ISH negotiate the Development Finance Agreement with HG Living. We will continue to represent ISH through to completion.
