  • With actuals confirmed for 2024 and 2025’s operational budgets finalised, we have taken the time to reflect on the insights gained from 2024's performance and the budgeting process in the first of our "Native Insights" series.   Here are some key takeaways from the past year and how Native plans to apply them in 2025:

  • Native Communities has been appointed by Lloyds Living to operate their tall building BTR portfolio, currently totalling 631 rental apartments in Nottingham, Stevenage and Cardiff. Scheduled to complete in 2025 and 2026, Lloyds Living’s assets operated by Native Communities include: • British Waterways in Nottingham, a Grade II listed warehouse converted to 95 apartments, developed by H2O Urban Limited. • Nexus in Stevenage, a development across multiple buildings, with a total of 264 apartments as part of the wider masterplan of 576 apartments developed by The Hill Group. • The Rise in Cardiff, a new 30-storey tower consisting of 272 apartments, developed by Galliford Try Investments.   • Ahead of International Women's Day, we have been reflecting and celebrating the progress and achievements of women around the world. The 2025 theme ‘Accelerate Action,’ challenges us to move beyond words and make real, tangible progress toward gender equality.   • We are delighted to announce an extension of our partnership with Lincoln MGT (Lincoln Property Company MGT Investment Management) at their £850 million landmark 6.5-acre mixed-use Station Hill development in Reading, which now includes the management of ONE Station Hill, comprising 275,000 sq ft of best-in-class office space, and the wider Station Hill estate.   Jack Pinkney, Director of Mixed-Use, says:    "Native Communities offers a hospitality focus with a strong understanding of how to manage customer experience. It’s in our DNA as an operator and is something we are bringing to ONE Station Hill as occupiers move in. In particular, we are able to respond directly to tenant demands to attract their employees back to the office by offering them the best workplace experience possible."   Read more here: https://lnkd.in/ezBhzjBF

    Last week we hosted a roundtable discussion, chaired by Green Street News’ residential reporter Jessica Middleton-Pugh, to launch our recent research report on BTR’s role as the catalyst for urban renewal. Key takeaways from the morning’s discussion include: 🏠 “All housing is good housing; it’s all meeting a need” Alice Lester MBE 🏠 BTR can supercharge the delivery of high-quality new homes but, as noted by Rick de Blaby, CEO at Get Living “we need more opportunities to harness economies of scale” 🏠 It was recognised by the local authorities in the room that BTR celebrates the potential of an area and stimulates positive urban regeneration, to the benefit of local communities 🏠 “BTR offers a brilliant product, but we lack a champion for the industry”, said Grainger PLC’s Michael Keaveney. “We have to do events like this to showcase its value.” 🏠 BTR has the capacity to deliver crucial key worker housing, supporting local authorities in recruitment 🏠 Native Communities’s Guy Nixon shared his thoughts on Next Gen BTR, with “affordability now a key focus for the market instead of high-amenity.” It is expected that the future of BTR will move away from the more aspirational amenities that the sector has been delivering over recent years, to cater to a greater pool of potential residents.   • Independent retailers play a crucial role in Native's placemaking strategy, contributing to the unique character of our assets whilst driving footfall and creating thriving and sustainable places where everyone belongs. We are privileged to work with some of the most celebrated independent F&B brands in Manchester, with an impressive five awards going to Kampus' operators and partners at Monday's Manchester Food & Drink Awards.     Two staples of Kampus' garden neighbourhood took home the gold, with Nell's Pizza scooping Best Affordable Eats whilst THE GREAT NORTH PIE COMPANY LTD took Best Independent Food Producer.    The Bungalow is Kampus' very own 'village hall' and has hosted a number of brands at the start of their journey which went on to become household names in the city.    Love From won Pop Up Project of the Year for their alcohol-free cocktail bar which took up residency at The Bungalow from January to July 2024, and the current Bungalow occupiers, Where the Light Gets In, won Restaurant of the Year, with head chef Sam Buckley also being recognised for Outstanding Contribution. The Bungalow itself was also nominated for an award, as were two more of Kampus' F&B brands - cocktail bar Red Light and Sam Grainger, owner at Madre restaurants. Kampus continues to affirm the benefits of a new way of living in BTR, where mixed-use assets thrive with community at their core.
