It's a great location, well served by public transport with London Bridge, Southwark and Borough stations nearby and the City a five-minute walk across Southwark Bridge. Delivering homes in this location will help local employers with staff retention. The vacant office building definitely needs some TLC. We plan to keep the structure and upgrade the overall building in order to deliver significant carbon savings compared to a new build. 📢 Big news for HUB! We have been appointed as strategic development partner to work on the next phase of enhancement for The Liberty Romford We are working with Redical, the real estate owner and operator founded by Mikko Syrjanen and Petteri Barman, to deliver the next phase in the transformation of The Liberty, Romford's dominant shopping centre. At HUB we believe in the power of living-led development to drive regeneration. Adding residential to The Liberty, taking a phased approach, the plans will complement Redical’s improvements to date, which have seen The Liberty’s strong performance continue to grow. Our proposals will be in line with the masterplan developed by London Borough of Havering to create a vibrant, mixed-use town centre, with a key element being the creation of new places for people to live in the heart of the town. The Council has identified The Liberty as the focal point of what the masterplan can achieve, and proposes up to 110,000 m2 of new residential accommodation. Working with Redical and its on-site team, as well as LCA Concilio Iceni Projects, we will engage with the local community and other stakeholders, including retailers at The Liberty, to develop proposals to enhance the properties and land surrounding The Liberty Romford. Our #Leeds2 project is making fantastic progress with the brick cladding and balconies all in place, and benchmark apartments ready to be dressed. Developed in partnership with Bridges Fund Management Ltd., this project will deliver 488 canalside UNCLE Living #BTR homes for Realstar in a previously derelict part of Leeds, within walking distance of the city centre. This historic location was formerly Monkbridge Iron & Steel works which manufactured railway engine components for steam trains, rocket powered torpedos and even rotating blades for Concorde (thanks to Clifford Stead for the history lessons!)... through inward institutional investment it is being transformed to create a new community connected to Leeds via the newly landscaped Holbeck viaduct. Our first phase #Leeds1 of 463 homes completed last year, and we're on track to handover the second phase, designed by Carey Jones Chapman Tolcher (CJCT) and on site with RG Group, later this year, bringing the grand total to 951 homes! LEEDS II, PROJECT UPDATE Progress continues at pace in Leeds for our client HUB! 🚧🏗️ Following the removal of the tower crane, we’ve successfully infilled the crane area. With the façade nearing completion, we are dismantling the face access mast climbers, carefully filling in the tie positions as we go. Once the mast climbers are fully removed we will begin to install the low-level GRC and progress with the external landscaping. Meanwhile, internally the fit-out is advancing up to the top floor in each block, while snagging is now underway on the lower floors. It was a busy MIPIM for the HUB team this year - a success despite the rain, with meetings, coffees, lunches, panels, interviews, dinners.... and our annual drinks event. Damien Sharkey spoke on two panels: 🎤"The Coliving Era" workshop to discuss what's next for this alternative living typology, alongside others involved in the 'Why Coliving' campaign (Bridges Fund Management Ltd., Shoosmiths, Assael Architecture). The number of local authorities planning to develop BTR schemes has tripled since 2017—and for good reason. BTR can drive housing-led regeneration by creating and expanding vibrant neighbourhoods, while also stimulating investment and economic growth. It also plays a crucial role in unlocking affordable housing delivery through joint ventures with housing associations and local authorities. With the Government’s ambitious housing targets, the quicker our sector can collectively deliver high-quality homes, the better for everyone. I recently spoke with Estates Gazette, alongside other BTR industry leaders, about the challenges and opportunities facing BTR. Despite these challenges, and while there is plenty of work still to come, I remain optimistic that the ‘puzzle pieces’ will continue to fall into place, aided by planning reforms that are helping to unlock land and address the housing shortage. We recently published a report, ‘Build to Rent – The Catalyst for Urban Renewal’, which calls on both the industry and the Government to use BTR-led regeneration to help meet the UK’s housing needs. I’m looking forward to carrying on this conversation with leaders from across the UK housing sector next week in Cannes.
