Appeal success for Planit for three terraced courtyard dwellings at Maybanks, Rudgwick, Horsham Planning permission has been granted for a courtyard of three new dwellings to the north of Maybanks Manor, Rudgwick. The appeal site sits adjacent to a series of converted buildings, where Planit had previously secured approval for five dwellings. The site had formally been garden which the Inspector identified in the decision, although recognising this, the land currently has an undeveloped, untidy and overgrown appearance. The issues which dominated the planning appeal :- The effect of the development on the Ares of Great Landscape Value (AGLV); and whether the site was suitable for housing with regard to the Council's spatial strategy and the NPPF, and whether the site was in a sustainable location, i.e. being within walking distance of the services in Rudgwick In respect of the first issue the Inspector found “Despite being within the countryside and AGL, the appeal site does not positively contribute to its identified scenic rural character.” And went on to say “the proposal would tidy and formalise the site and consequently limit the harm to the countryside.” The conclusions were that the development would not unacceptably affect the character and appearance of the surrounding countryside or the AGLV. Turning to the second point the Inspector found that whilst the centre of Rudgwick is 1.8km from the appeal site, there are facilities nearer and given that the nearest bus stop with a service that stops at Rudgwick is 500m from the site, there are options for future occupiers to walk or take the bus. As a result, future occupiers would not need to be fully car dependent. The Inspector concluded the proposal would be located in a suitable location, having regard to the Council’s spatial strategy and the provisions of the Framework. It was therefore considered policy compliant. The appeal was allowed subject to 11 planning conditions Great result for client and great result for Planit Consulting! WA/2024/01788 – The Bourne Hall, Vicarage Hill, #Farnham - approval secured! We are delighted to have secured approval for three contemporary three storey accessible and adaptable townhouses on an incredibly difficult brownfield site in #Farnham. Over the last three years the Planning Team have worked tirelessly to navigate a changing political landscape, alterations to national policy and a lengthy planning process. An initial Prior Approval Change of Use application was submitted in 2022 followed by a Planning Application to replace the existing 1960s dance hall with three contemporary townhouses. The Architectural Team overcame the incredibly challenging topography, proximity to neighbouring buildings and The Old Church Lane Conservation Area with a sensitive and attractive proposal built to comply with building regs part M4 for accessible and adaptable dwellings. The scheme eventually gained approval at Waverley Planning Committee with a unanimous decision from all 12 voting councillors.
