𝗣𝗹𝗮𝗻𝗻𝗶𝗻𝗴 𝗣𝗲𝗿𝗺𝗶𝘀𝘀𝗶𝗼𝗻 𝗦𝗲𝗰𝘂𝗿𝗲𝗱! We’re happy to share that we have secured planning permission for a stunning, one-off home in central Winchester. Embarking on designing and building your dream home is a daunting prospect, particularly if you’ve never encountered the Planning System! Then, add a site which is faced with a lengthy list of planning constraints, not least: • A Grade II Curtilage Listed Building; • A Conservation Area; • Protected Trees; • A need to achieve Nitrogen & Phosphorus neutrality; and • Protected species. It can seem almost too difficult to even try. But… with a thoughtful, sensitive and bespoke architectural approach which turns constraints into opportunities and some cool, calm and collected planning guidance, it can be done! This permission will see the creation of a high-quality, one-off 4-bedroom home which will be a brilliant addition to the locality for years to come. We are really pleased to have assisted the client on this dream project, from the initial conceptual stage to pre-application discussions and through to the successful determination of a full planning application via delegated powers. 𝐍𝐞𝐰 𝐇𝐨𝐦𝐞𝐬 𝐀𝐥𝐞𝐫𝐭 We are very proud to share that we have recently secured Reserved Matters approval on behalf of Bargate Homes Ltd for 49 high quality homes in the Borough of Eastleigh. By working closely and positively with Council Officers and engaging with the local community, we paved the way for a smooth application stage, securing the approval via a delegated decision. The scheme will deliver 49 much needed new 1, 2, 3 & 4 bedroom homes, with a policy compliant provision of affordable housing. The development also includes extensive provision of attractive public open space which connects to an existing PROW network and a new children’s play area. In a joint effort with the client and wider project team, we successfully navigated the application towards a positive and timely decision, overcoming technical challenges along the way including drainage, level changes, noise and sediment impact. An excellent result for Bargate Homes and their project team. 𝗔𝗽𝗽𝗲𝗮𝗹 𝗔𝗹𝗹𝗼𝘄𝗲𝗱! Our appeal on behalf of Gleeson Land has been allowed – a positive outcome for what was noted as being a logical extension to the settlement of Bramley. The case centred on the application of the tilted balance, where we provided a persuasive argument to the Inspector who concluded that the housing land supply position for Basingstoke and Deane Borough Council is 2.78 years. We successfully demonstrated a number of public benefits, which were agreed by the Inspector to outweigh less than substantial harm to heritage assets and landscape and visual impacts. The Inspector agreed with us that significant weight should be attached to the provision of market and affordable housing.
