About us
Resonance is a social impact property fund manager. We create and manage social impact investment funds that deliver financial and targeted social impact. We believe that change is possible and that one day, aligning profits with social impact will be the norm. We provide life changing housing solutions for people facing crisis. Through our Property Funds we work with housing partners to provide safe affordable homes with wrap around support. A key focus of our work is the Homelessness Property Funds we have developed, such as the Women in Safe Homes fund. This fund, believed to be the world’s first gender-lens property fund, has been created as a solution to the lack of affordable, safe and secure homes for women who are experiencing homelessness, have been involved with the criminal justice system, are survivors of domestic abuse or have other complex needs. Since our first property fund launched in 2013, we have helped to provide homes for over 3,500 individuals and families in 1,129 properties. Established in 2002, we currently have £350m of funds under management and now manage 11 impact investment funds. These include: Property Funds – scaling social enterprise through access to residential property, on the right terms and at scale, with a current focus on groups across three main themes: Learning Disabilities, Vulnerable Women and Homelessness. Impact Labs – we develop, innovate and provide other forms of tailored investment and funding to social enterprises. We help shape the products and services of tomorrow that help social enterprises grow their impact, through funding and specialist advice. The enterprises are then better positioned to provide the support needed to their communities and individuals, in order for them to rebuild and move-on with their lives. We are delighted to share Greater Manchester Pension Fund’s (GMPF) annual assessment of the place-based impact of its local investment portfolio – a report commissioned by The Good Economy and that includes Resonance’s National Homelessness Property Fund 2 (NHPF2) as one of its place-based impact investment case studies – as of 31 December 2023. GMPF invested £20m into NHPF2 as part of the fund’s focus on providing homes in Greater Manchester for people facing housing crisis, addressing the severe shortage of affordable homes in the region. The fund has partnered with three housing partners in this region to provide tenants with not only a decent and affordable home but with access to specialist support services, too. Two of its housing partners in Greater Manchester are Stockport Homes Group (SHG) and Salix Homes. At the time of the reporting period (to end December 2023) NHPF2 had purchased and refurbished 62 properties in and around Stockport and Salford for these partners, providing tenants with stable homes and the chance to start rebuilding their lives. This includes families that had been living in temporary accommodation and people experiencing rough sleeping, providing them with a pathway out of homelessness. Congratulations to Greater Manchester Pension Fund not only on the impact performance of it's local investment portfolio, but also for its transparency and authentic desire to make a meaningful contribution to sustainable place-based economic development in the UK. The Women in Safe Homes fund's first property with housing partner Ella's has been handed over. This landmark property adds to the 78 properties that have been purchased by the fund for its nine housing partners so far. This property, which has undergone energy improvements, refurbishments, and is positioned well within the local community, will be a much-needed home for women facing housing crisis. To date, over 260 women and children have been provided with a safe home to live in by the fund – this home will be a shared home for two more women who have faced trauma. An independent Alma Economics report released earlier this year, commissioned by Better Society Capital, estimated that our five homelessness property funds could save local and central government, £223.6m in temporary accommodation, and £88.2m in public services by 2035. That is a total estimated saving of £311.8m. Additionally, the report showcases the positive social impact created through our homelessness property funds, which over the past ten years have housed over 3,300 individuals and families, in over 1,000 homes. We recently caught up with Rosie Phillips, Chief Executive of Developing Health & Independence (DHI), one of our National Homelessness Property Fund 1 and 2, housing partners, based in the South West. So far, the funds have purchased 136 properties in Bristol. DHI manages and supports the tenants living in them, many of whom had experience of living in temporary accommodation and rough sleeping. Over 400 people, including around 150 children, have been housed and supported since this partnership began. The impact a safe home and wraparound support has on a domestic abuse survivor is brought to life through Gemma’s Story. Gemma is a Women in Safe Homes fund tenant and is supported by Sheffield Women's Aid. In a recent blog, Gemma kindly shared her story of surviving physical and emotional abuse from her former partner, to being housed in her new home where she is able to focus on her recovery with a dedicated domestic abuse practitioner and enjoy visits from her trusted friends and family members. Unfortunately, Gemma’s story is not an uncommon one, with 70% of domestic abuse survivors having a housing need.
