About us
Resonance is a social impact property fund manager. We create and manage social impact investment funds that deliver financial and targeted social impact. We believe that change is possible and that one day, aligning profits with social impact will be the norm. We provide life changing housing solutions for people facing crisis. Through our Property Funds we work with housing partners to provide safe affordable homes with wrap around support. A key focus of our work is the Homelessness Property Funds we have developed, such as the Women in Safe Homes fund. This fund, believed to be the world’s first gender-lens property fund, has been created as a solution to the lack of affordable, safe and secure homes for women who are experiencing homelessness, have been involved with the criminal justice system, are survivors of domestic abuse or have other complex needs. Since our first property fund launched in 2013, we have helped to provide homes for over 3,500 individuals and families in 1,129 properties. Established in 2002, we currently have £350m of funds under management and now manage 11 impact investment funds. These include: Property Funds – scaling social enterprise through access to residential property, on the right terms and at scale, with a current focus on groups across three main themes: Learning Disabilities, Vulnerable Women and Homelessness. Impact Labs – we develop, innovate and provide other forms of tailored investment and funding to social enterprises. We help shape the products and services of tomorrow that help social enterprises grow their impact, through funding and specialist advice. The enterprises are then better positioned to provide the support needed to their communities and individuals, in order for them to rebuild and move-on with their lives. We're delighted that our Resonance Community Developers has been shortlisted for the Better Society Awards in the National Commitment to the Community category. This is recognition of the fantastic work of our Developing Communities team working in collaboration with impactful local community groups across the UK and other VCSE partners, which have helped communities create sustainable and impactful assets. From affordable housing to renewable energy projects or much needed sports facilities, RCD’s mission is to empower communities to take charge of their futures and overcome the challenges they face. Rt Hon Darren Jones MP for Bristol North West and Chief Secretary to the Treasury, recently saw firsthand how Resonance’s Homelessness Property Funds are changing lives in Bristol. Along with Resonance’s CEO, Daniel Brewer, and Rosie Phillips, Chief Executive of Developing Health & Independence (DHI), Darren met Bruno, one of our National Homelessness Property Fund (NHPF2) tenants. Bruno has previously experienced years of rough sleeping and temporary accommodation but now has a stable home and specialist support from (DHI), one of the fund’s housing partners, and in particular, his Housing Support Worker, Esther. Bruno is now rebuilding his life — improving his mental health, gaining new skills, and hopes to start volunteering very soon. Darren Jones MP, said: "It was inspiring to meet Bruno today and see how social impact investing can change people’s lives. This government is committed to creating the right environment for impact investment to unlock its potential for individuals and communities, here in Bristol and around the country." We’re proud to share that our partnership between Resonance’s National Homelessness Property Funds 1 & 2 and Developing Health & Independence (DHI), our valued housing partner in Bristol, has been shortlisted in this year’s Better Society Awards and in the ‘Partnership with a Local Charity’ category! Together, we’re tackling Bristol’s housing crisis by providing safe, affordable homes for people facing homelessness in the city. So far, over 530 people including many children have been housed and are able to access DHI’s expert and specialist support services so that not only do they now have a place to call home but they can also now find stability and support they need to rebuild their lives. Resonance’s Head of Homelessness Property Funds, Chris Cullen, CFA, joined industry leaders today at Room151’s LATIF North event, a key conference exploring the pressing challenges in the homelessness and housing sectors. The conference covered a wide range of topics, including the economic outlook, treasury management, investment strategies, borrowing and debt, devolution, regional prosperity, and finance regulation. During the event, Chris presented an insightful case study, ‘Funding Innovative Solutions to the Homelessness Crisis’, discussing the critical need for affordable housing solutions. His presentation included an overview of Resonance’s five Homelessness Property Funds and the significant social value they generate, with a special focus on the funds’ impactful work in Greater Manchester. Today, on #DisabledAccessDay, we’re highlighting the importance of accessible, inclusive housing for people with learning disabilities and autistic people. Everyone deserves a home that meets their needs and that provides them with opportunities for independence, security, and access to the right support services. That’s why the Resonance Supported Homes Fund works to address the UK’s severe shortage of suitable housing for people with learning disabilities and autistic people. - 1.5 million people in the UK have a learning disability. - Over 2,000 people with learning disabilities or autism are in hospital inpatient facilities instead of suitable homes. With 25 tenants already housed across 16 homes, the Resonance Supported Homes Fund ensures tenants can live in safe homes that are right for them, within local communicates and designed around their personal needs. We’re delighted to be shortlisted for ESG Initiative of the Year at the Wealth & Asset Management Awards 2025 for our homelessness property funds! This recognition highlights the impact of our social impact property funds that are tackling the UK’s housing crisis by providing safe, stable, and affordable homes for individuals and families at risk of homelessness. So far, these funds have already purchased more than 1,250 homes, giving over 3,900 people, including 1,800 children, the opportunity to find stability and rebuild their lives. Five of these funds are focused to providing affordable homes for those facing homelessness, one – the Women in Safe Homes fund - creates safe spaces for women escaping domestic abuse and leaving the criminal justice system, and our final fund – the Resonance Supported Homes fund - offers supported housing for people with learning disabilities and autistic people, ensuring they have the stability they need to thrive. By working closely with 21 expert housing partners and ten local authorities, we’re not only providing homes but also enabling long-term, positive change.
