We are delighted to have secured planning permission at appeal for 17 new dwellings (10 self-build/custom-build and 7 affordable homes) in Staunton and Corse, Gloucestershire, alongside improvements to the village pub. The site comprises The Swan Inn, the last remaining pub in the village, and an adjacent agricultural field. It is located immediately adjacent to the Staunton and Corse Conservation Area which is associated with the historic Chartist Settlement established by Feargus O'Connor in the 1840s. The key matters considered at appeal were whether the site was an appropriate location for development, the impact of development on designated heritage assets including the Conservation Area and nearby listed buildings, as well as the potential impact on Protected Species. It was pleasing that the appeal Inspector agreed with our submissions that the site was sustainably located for the scale of development proposed, and that the proposals would not result in unacceptable harm to the conservation area or nearby listed buildings. The inspector additionally found that the proposals could come forward without impact to protected species (Great Crested Newts). The Council's land supply position, as well as self-build and affordable housing need and delivery rates within the District, were also discussed at the hearing. A fantastic decision helping those looking to design or build their own home in the Forest of Dean, as well as supporting a key community asset that has been through challenging times. ANOTHER FANTASTIC END TO THE WEEK FOR GLEESON LAND! We are pleased to announce that we have received a 'unanimous' resolution to grant subject to a S106 agreement for our site at Blackmore Farm, Melksham. This site forms the majority of the evolving allocation in the emerging Local Plan which has been submitted for examination. Our site will provide a number of benefits including: 🏡 Delivery of up to 500 much needed homes, of which 40% will be affordable; 🛝 Land for a 2FE primary school, along with a financial contribution of £2,800,000 💻 Up to 5,000sqm of employment; 🌐 Land for a mixed use hub; 🌳 Formal and informal open space; 🚵♂️ Local cycle and walking improvements within the vicinity of the site and towards the town centre; 🚉 A financial contribution of £750,000 towards bus improvements along with £8,500 to improve accessibility at Melksham rail station; 🩺 A financial contribution of £513,000 towards NHS healthcare improvements. 🚨 Planning Approval Secured! I’m delighted to announce a successful planning approval on behalf of Kingsbridge for their highly sustainable warehouse and manufacturing scheme on the former Siemens site in Poole. In just 20 minutes, Bournemouth, Christchurch and Poole Council’s planning committee unanimously approved the application—a clear testament to the excellent collaboration between the project team and the officers at BCP Council over the past 9 months. The new development includes the state-of-the-art 106,000 sq ft manufacturing and office facility for local engineering firm IMI, safeguarding 240 highly skilled engineering jobs, retaining these skills on the South Coast. A total of ten modern commercial buildings will be built as part of the permission. First grey belt success for tor&co On behalf of clients Gleeson Land, tor&co have secured their first ‘grey belt’ resolution to grant planning permission under the new NPPF rules, which came into effect last December. The highly sustainable grey belt scheme in Billericay was approved this week by Basildon Council, subject to legal agreement at Committee. The scheme will deliver up to 250 high quality homes with 50% being affordable including a mix of Affordable, Social rented and Shared Ownership dwellings as well as First Homes. The landscape-led approach to the scheme will create 7.8ha of open space, play facilities and walking routes as well as a predicted 26% biodiversity net gain. This outcome follows extensive pre-application discussions with council officers and engagement with the local design review panel.
