A few years ago, we had the opportunity to completely reimagine the workspace offer at 14 Meard Street. With WeWork exiting the building, we had a perfectly serviceable office on our hands, but knew that we could create something even more special - that delivers both on what modern tenants need and return for our backers. The solution was a delicate and targeted refit, revamping amenity spaces, upgrading workspaces, and injecting the office building with a refined and stylish aesthetic reflective of its trendy Soho location. Now rebranded as The Deck, and 100% let to a mix of tenants including global tech start ups, we pleased at how we were able to turn this space from generic serviced office into something truly unique, and highly popular. Tenants can benefit from private outdoor terraces, a large bookable boardroom, bike racks, showers and a communal lounge with on-site barista and beer taps. We have successfully refinanced our multi-let office space in #Mayfair, 75 Grosvenor Street, with Canada Life Asset Management , which has provided a £41m six-year fixed-rate loan. Mayfair’s popularity as an office location has surged over the last years, ranking it as the most sought-after area on FreeOfficeFinder’s list. Recognising this demand, we transformed three Grade II listed buildings into a unified prime Mayfair office, blending modern workspaces with restored heritage details. Securing this refinancing for 75 Grosvenor Street not only ensures the future of this remarkable property but also reinforces our commitment to preserving its legacy while adapting it for modern use. What does it take to make flex work? Looking across our portfolio and analysing the wider market, we can see that a one-size-fits-all approach won't work as this sector matures - the flight to quality means that today's tenants demand individuality. We've been playing a precise game of matchmaking throughout our portfolio, finding the right building for the right product, paired with the right operator for the right demographic. As an example, we selected Work.Life to manage 22,000 sq ft of coworking space at our Typewriter building on Borough High Street. A youthful fit-out, including retro artwork to reference the building’s past as HQ of a typewriter firm, appeals to younger tenants in London Bridge’s growing tech and creative sectors. Adapting the building’s flex provision to the area’s demographic has paid off: Typewriter was fully let within months of its launch. We're pleased to share the news that Arding & Hobbs has the prestigious honour of being one of the National and International winners at the 2025 CIVIC TRUST AWARDS. Established in 1959 to recognise outstanding architecture, planning, and design in the built environment, this accolade marks out our project as one of the most significant of the past year. With previous winners including the Royal Festival Hall and the London 2012 Olympic Velodrome, Arding & Hobbs now rightly finds itself amongst esteemed company. Our retrofit of the Grade II listed landmark in #ClaphamJunction, with Stiff + Trevillion Architects, has not only allowed us to protect and restore the 19th century building, but given it a new lease of life with an active high street frontage and modern office space in the upper floors.
