Savills 𝐔𝐊 𝐂𝐫𝐨𝐬𝐬 𝐒𝐞𝐜𝐭𝐨𝐫 𝐎𝐮𝐭𝐥𝐨𝐨𝐤 2025: http://savi.li/6047U8MKT As we step into 2025, Savills is optimistic as we enter the next stage of the real estate cycle. Further interest rate cuts are expected, improving project viability and boosting property’s appeal. With more funding available at lower rates bringing a wider range of buyers back to market, and a continued shortage of prime real estate, we are beginning to see upward price trends heading into the start of the year. 𝐔𝐊 𝐇𝐨𝐭𝐞𝐥 𝐈𝐧𝐯𝐞𝐬𝐭𝐦𝐞𝐧𝐭 𝐕𝐨𝐥𝐮𝐦𝐞𝐬 - 2024 UK Hotel investment more than doubled in 2024, reaching £5.75 billion and marking the sector’s strongest year since 2018: 1. 𝐑𝐞𝐠𝐢𝐨𝐧𝐚𝐥 𝐯𝐨𝐥𝐮𝐦𝐞𝐬: £3.34 billion (+217% year-on-year) 2. 𝐋𝐨𝐧𝐝𝐨𝐧 𝐯𝐨𝐥𝐮𝐦𝐞𝐬: £2.40 billion (+105% year-on-year) The resurgence in activity was largely driven by portfolio transactions, which totalled £3.14 billion, accounting for 55% of the year’s total investment volumes. Key examples include Blackstone’s acquisition of 𝐕𝐢𝐥𝐥𝐚𝐠𝐞 𝐇𝐨𝐭𝐞𝐥 and KKR & The Baupost Group’s purchase of 33 𝐌𝐚𝐫𝐫𝐢𝐨𝐭𝐭 𝐡𝐨𝐭𝐞𝐥𝐬. Tim Stoyle, Head of UK Hotels, Savills, said: “In 2024, the UK Hotel market demonstrated resilience, with investment activity returning strongly. Private equity confidence has been central to this recovery, with significant investments made by Starwood Capital, Blackstone and KKR, as well as a number of others. The sector is supported by solid fundamentals, serving as an inflationary hedge and offering continued international appeal.” Thank you to all of our valued clients for your continued trust, and we look forward to helping you achieve exceptional results in 2025. 𝐓𝐫𝐚𝐧𝐬𝐚𝐜𝐭𝐢𝐨𝐧 𝐂𝐥𝐨𝐬𝐞𝐝: 𝐇𝐲𝐝𝐞 𝐏𝐚𝐫𝐤 𝐁𝐨𝐮𝐭𝐢𝐪𝐮𝐞 𝐇𝐨𝐭𝐞𝐥 Savills 𝐇𝐨𝐭𝐞𝐥 𝐂𝐚𝐩𝐢𝐭𝐚𝐥 𝐌𝐚𝐫𝐤𝐞𝐭𝐬 is thrilled to have advised an established London hotel owner on the disposal of Hyde Park Boutique Hotel in Bayswater for £14m. This recently refurbished property, presented to an exceptional standard, featured a well-established business and was sold at the asking price, free of brand and management ties. The scarcity of high-quality assets in the area, combined with the limited availability of hotels of this scale, made it a compelling opportunity for the private international investor. Alex Sturgess MRICS, Director, Hotel Capital Markets at Savills, commented: "We are delighted to have delivered a successful result for our client, capitalising on an improving market to achieve the asking price. The boutique hotel’s excellent presentation and proven business model made it a highly attractive asset."
