    Florida’s environmental agency has unveiled a controversial plan to significantly develop nine state parks, adding amenities like disc and golf courses, lodges, and pickleball courts. This aspect of the Great Outdoors Initiative has sparked strong opposition from environmentalists, lawmakers, and locals who are concerned about potential habitat loss and commercialization of public lands - arguing that these developments contradict the core purpose of state parks, which is to preserve natural areas and provide opportunities for quiet enjoyment of nature. Florida has significantly increased its investment in conserving its natural landscapes, acquiring over 260,000 acres, the majority of which are located within the Florida Wildlife Corridor. In 2022-23, Florida’s 175 state parks attracted nearly 30 million visitors, contributing to an annual economic impact of $3.6 billion and 50,000+ jobs. Florida’s broader outdoor recreation economy generated over $52 billion in economic output and supported more than 460,000 jobs in 2022. While the initiative aims to boost tourism and revenue, people worry it might come at the cost of environmental integrity. Proponents, however, argue that the planned developments will enhance visitor experiences and generate funding for park maintenance and conservation efforts. The initial public meetings were postponed due to overwhelming interest. The revised meetings are scheduled for the week of September 2nd as they look for larger venues.     Hamptons mega-developer Joe Farrell has been increasingly active in Manalapan, where he is doubling down on the exclusive enclave with the pre-completion listing of his $95M contemporary spec house at 1140 S Ocean Blvd. Listed by Margit Brandt Palm Beach of Premier Estate Properties, the home is expected to be completed in the Fall of 2025 in time for the next Winter Season. The project will be in good company, near the estates of Tony Robbins, Billy Joel, and Larry Ellison. Manalapan is seeing a pricing boom, fueled by Palm Beach Island waterfront buyers who may sometimes find there is more Price Per Square Foot value along the Manalapan waterfront as well as big investments into the area such as Ellison's recent purchase of L' Eau. The ocean-to-lake property will feature a whopping 23,000+ SF of living space, a main house and a guest house, two pools, a pool cabana with summer kitchen, a new dock on the Intracoastal, panoramic water views, and 150 feet of direct ocean frontage right on the sand.     A site work permit has been issued for the construction of Villa Miami, a 56-story luxury residential tower coming to Edgewater. A joint project developed by Major Food Group, Terra, and One Thousand Group - Villa Miami will offer 72 residences with panoramic water views, a rooftop helipad, an elevated pool deck, and an on-site restaurant by Major Food Group, with exclusive lounge spaces and at-home chef services for residents.     In a significant shift, New York City is experiencing a surge of homebuyers from Florida, reversing a longstanding trend of New Yorkers relocating to the Sunshine State. According to a study by PropertyShark, Floridians represented 12.04% of out-of-state home buyers in New York City during the first half of 2024, securing the third-highest move-in percentage behind New Jersey (18.97%) and California (13.41%). The PropertyShark study also revealed Floridians lead the out-of-state buyers in the luxury sector, accounting for 17% of all deals valued at $3 million or more. While New York City residents still constituted the majority of homebuyers at 77%, this figure represents a 7% decrease from 2014, highlighting the growing influence of out-of-state buyers, now accounting for more than one in 10 homes sold in the city.     The Nora District, West Palm Beach’s vibrant $1 billion upcoming destination announce the addition of Pastis, the quintessential New York City Parisian-style brasserie by James Beard Award-winning restaurateur Stephen Starr (STARR Restaurants), as The Nora Hotel’s ground floor restaurant. In addition to Pastis, STARR Restaurants will co-create the hotel’s rooftop restaurant and lounge as well as operate in-room dining service.   The Nora Hotel will be a 201-key boutique hotel developed in partnership with BD Hotels and Sean MacPherson. The campus is expected to have a significant economic impact, generating $7 billion and 35,000 jobs over 25 years.     We just launched New York of Tomorrow! Show them some Florida love!

    An 11-story mixed-use building is underway at 813-815 Broadway in Greenwich Village. Designed by Isaac & Stern Architects, it will feature 20 condo units and ground-floor retail. The project has received significant financing, including a $13.4 million mezzanine loan from Naftali Credit Partners. Sales and marketing will be handled by Ryan Serhant of SERHANT.
