Hines Research believes conditions look favorable for investors seeking higher-yielding debt opportunities in the mezzanine tranche. Mezzanine debt typically carries greater risk than senior mortgage debt, but less risk than a traditional equity investment. In this environment, we see a compelling thesis forming for investors around the office sector’s current and anticipated capital needs. Trophy-grade office properties like the Salesforce Tower, One Vanderbilt, T3 West Midtown, Texas Tower, and West Edge make up just under 6% of the overall U.S. office inventory. While the broader sector has suffered almost continuous negative demand since 2019, this elite subsector has continued to see positive demand. As more U.S. workers return to the office, the supply of these desirable office spaces remains limited. Hines Research sees other bright spots in the office sector.
