Bromley Vice President of Operations Chris MacArthur and Senior Vice President of Construction and Development Roy Vice recently caught up with Commercial Property Executive to give a glimpse behind the curtain at 122 Fifth Avenue’s $100 million restoration. Originally designed in 1899 by prolific Ladies’ Mile Architect Robert Maynicke, 122 Fifth Avenue is an 11-story office building enveloped with history. After acquiring the Union Square building in 1979, Bromley worked with landmark consultant HIGGINS QUASEBARTH & PARTNERS LLC to preserve the historical importance of the building while still meeting the modern needs of today’s office and retail tenants. The 300,000-square-foot mixed-use building underwent a thoughtful vertical and horizontal expansion and restoration, introducing an enhanced tenant experience with an unbeatable location, advanced technology, ample rooftop terrace and garden space, and best-in-class ground-floor retailers. Designed by Rule Joy Trammell Rubio, Midtown East, our new office building at Midtown Tampa that officially topped out last month, stands out not only as the tallest building in the metro’s Westshore district, but also through its innovative, sustainable design. The 18-story tower will offer an ideal workplace for today’s office tenants with covered outdoor terraces, smart energy management systems, adaptable floor plans and immediate access to our 23-acre mixed-use campus, complete with open-air public spaces and experiential restaurants and retailers. Our CEO Nicholas Haines recently sat down with Commercial Property Executive to offer a behind-the-scenes glimpse of the project set to be completed in 2025: 

We are excited to announce that 122 Fifth Avenue, our newly restored mixed-use building in the Flatiron District, has achieved LEED Gold Certification by the U.S. Green Building Council. LEED Gold is a globally recognized standard for excellence in green building, emphasizing energy efficiency and environmental responsibility. This milestone was made possible by the innovative, sustainable features deployed at 122 Fifth, including Nantum AI, a software that uses artificial intelligence to automate building systems with real-time occupancy data, utilizing the least amount of energy to provide the maximum amount of indoor comfort. Looking back on Mental Health Awareness Month, we wanted to spotlight the incredible work our team is doing to create environments that prioritize mental health and well-being. Across our portfolio, we have implemented sustainable building practices, indoor-outdoor connectivity and events programming to encourage a healthy lifestyle for tenants, residents and visitors. A prime example of this is Bromley Hall, our student housing community at the University of Illinois. Given the particular mental health needs of college students, we offer bimonthly wellness checks, community events and ample outdoor spaces for residents to feel supported and maintain positive physical and mental health. Developers have a unique opportunity to shape the built environment in support of mental wellness, and we’re proud to play our part.

Our Bromley team members had a blast celebrating our annual Volunteer Day, in which each of our offices contributed to local organizations and helped celebrate the communities we live in. In New York, together with Union Square Partnership we helped install Talisa Almonte’s 7,500 SF mural "Flowing Together" as part of the NYC Department of Transportation’s Art Program, honoring the diversity and unification of individuals in Union Square. In Champaign, our team offered Bromley Hall’s kitchen, dining space, and food supplies, as well as their cooking skills, to the Kiwanis Club for their annual fundraising breakfast, who have supported Champaign’s local residents since the mid-1990’s. In Florida, our team helped our local (and cuddly) community members at Mercy Full Project, a nonprofit animal rescue organization, essential for enriching the community our Midtown Tampa Development belongs to.    

Last week, we celebrated the topping out of Midtown East alongside our colleagues, key project partners and local organizations. Midtown East is a reflection of our company-wide commitment to create transformative spaces that enhance the fabric of our communities through best-in-class amenities, sustainable building and innovative workplaces. This is an incredible milestone for not only the Midtown Tampa development, but for the city of Tampa as well, and we’re excited for the tower’s completion next year.

Midtown East, the anchor office building within our Midtown Tampa development, has officially topped out. At 18 stories high, Midtown East is now the tallest building in Westshore and was designed with sustainability in mind, featuring smart energy management systems, covered outdoor terraces, adaptable floor plans and a heat reflective roof. The building is expected to be fully complete by 2025. Bromley CEO Nicholas Haines recently caught up with the Tampa Bay Business Journal to discuss the milestone, the uniqueness of the building and why he believes the space will be highly desirable amongst today's office tenants. We’re excited to announce that global performance clothing retailer Vuori will join our retail lineup at 120 and 122 Fifth later this fall. Vuori will occupy a 4,500-square-foot, ground floor space fronting Fifth Avenue, marking the brand’s third location in Manhattan.
