Earlier this month, planning permission was granted for the construction of 5 industrial units at Beechwood Industrial Estate, Llandeilo. Acstro is proud to have been appointed as the transport planning consultant for this project, developing a comprehensive Transport Statement and Travel Plan to support the planning application. This approved scheme is a collaboration between Llywodraeth Cymru / Welsh Government and Carmarthenshire County Council, aimed at delivering versatile hybrid business spaces tailored for various employment purposes. This initiative aligns with the Welsh Government’s ‘Property Delivery Plan’ and supports Carmarthenshire County Council’s 'Moving Rural Carmarthenshire Forward Strategy' and the '10 Towns Initiative.' Building sustainable infrastructure for current and future residents is crucial as communities expand and populations increase. In particular, the City of Chestermere expects its population to grow by 30,000 people in the next 20 years, which has necessitated modifications to the Rainbow Road infrastructure. These changes include expanding the roadway and increasing sanitation capacity. Currently, construction is underway to twin Rainbow Road, which will lead to a better network of roads and improved traffic flow for residents. Additionally, a new multi-use pathway will be built on the west side of Rainbow Road to connect the east and west sides, benefiting communities on the west side as they continue to grow and expand. This project is expected to be completed later this year. We’re delighted to have submitted an outline planning application for up to 270 new homes in Ashtead, Surrey, with our Vistry Group partners. Our plans for the site will bring forward vital, high-quality homes – 108 of which will be affordable – and include a new community building and public green spaces on land south of Ermyn Way. This will be a critical development for Mole Valley District Council (MVDC), where 833 new homes a year are required to meet Government targets. Only 163 new homes were added in the year to March 2024, so our development in Ashtead will be significant, in delivering a third of MVDC’s annual target. Our proposals are in full accordance with the adopted Mole Valley Local Plan (MVLP), which allocated the site for development – making effective and efficient use of the land with new homes, gypsy and traveller pitches, community space including nursery provision and public open space. We have shaped our proposals carefully to ensure there is no significant impact on Green Belt land, and are committed to providing a high-quality, Net Zero development that reduces carbon emissions and enhances the resilience of the development to a changing climate. What a fantastic way to end the year - We are thrilled to share that Landen has secured rezoning for 500+ homes in the heart of the Bella Vista Metro Precinct! The NSW Government’s has finalised the Transport-Oriented Development (TOD) Tier 1 Program, unlocking much needed additional housing supply in key urban locations. Our Bella Vista Town Centre Development, saw significant uplift and transformation in line with the sites capacity and position to deliver core infrastructure and more homes. Originally approved for 224 apartments, the project will now capitalise on an uplift in Floor Space Ratio (FSR) from 1:1 to 1.9:1. Through our development, we will establish a thriving and vibrant community of over 500 homes, with a focus on thoughtfully planned communal amenities and a connection to green spaces. We will also deliver core precinct infrastructure including a major bridge over Elziabeth Mcarther Creek, as well as dedicating additional land to expand the precincts district park. Working closely with the NSW Government via the State Significant Development (SSD) Pathway activated for TOD precincts, we are set to lodge our new SSDA by mid 2025, targeting approval in 90 days via the accelerated assessment targets set by DPHI. Crawley Borough Council reaches retrofitting milestone Crawley Borough Council is pleased to announce its 1,000th council home has been retrofitted by Mears Group as part of a £4 million Towns Fund project to improve energy efficiency in its housing stock through a ‘fabric first’ approach and save around 900 tonnes of carbon dioxide. The council is working with Mears Group (one of the UK’s leading housing solution providers) and Wates (one of the largest family-owned development, building and property maintenance companies in the UK) to complete the retrofit of more than 1,500 council-owned flats with cavity wall insulation. Better wall insulation means less energy is needed to heat the building, yielding a greater level of energy efficiency.
