What a fantastic way to end the year - We are thrilled to share that Landen has secured rezoning for 500+ homes in the heart of the Bella Vista Metro Precinct! The NSW Government’s has finalised the Transport-Oriented Development (TOD) Tier 1 Program, unlocking much needed additional housing supply in key urban locations. Our Bella Vista Town Centre Development, saw significant uplift and transformation in line with the sites capacity and position to deliver core infrastructure and more homes. Originally approved for 224 apartments, the project will now capitalise on an uplift in Floor Space Ratio (FSR) from 1:1 to 1.9:1. Through our development, we will establish a thriving and vibrant community of over 500 homes, with a focus on thoughtfully planned communal amenities and a connection to green spaces. We will also deliver core precinct infrastructure including a major bridge over Elziabeth Mcarther Creek, as well as dedicating additional land to expand the precincts district park. Working closely with the NSW Government via the State Significant Development (SSD) Pathway activated for TOD precincts, we are set to lodge our new SSDA by mid 2025, targeting approval in 90 days via the accelerated assessment targets set by DPHI. Drogheda and District Chamber took part in the public consultation event at the Louth County Council civic offices in Fair Street regarding a potential Heritage Regeneration project within the West Street area of Drogheda Town Centre. The project is funded under Thrive, which aims to re-imagine town centres and to transform publicly owned vacant or derelict heritage buildings within those town centres through renovation, renewal, and adaptive reuse. “There is a possible €7m investment opportunity here for a project in Drogheda and it would be great to get that funding. There is so much the town needs and this would be a great start,” chamber CEO, Hubert Murphy, stated.

As always, a timely and hugely informative day at the Land, Planning and Development Federation Annual Conference. Good news to start the New Year, as Thakeham receives a resolution to grant planning permission yesterday evening for 86 net zero carbon homes in Dorking. With average house prices 15x higher than the average earnings in Mole Valley, development on this allocated site in the recently adopted Local Plan includes 40% affordable housing to help meet local needs. A huge team effort from everyone at Thakeham who has helped take this site through the promotion and application processes over many years to get to this point. On the weekend UTRC's Dr Ehsan Noroozinejad spoke on Australian Broadcasting Corporation (ABC)'s Radio National about the cost and time saving potential of Modern Methods of Construction, specifically prefabricated and modular housing, and how they can help address the housing crisis in Australia. Modern methods of construction are also a win win for sustainability with prefabricated and modular builds having a lower environmental impact and great potential to reduce emissions associated with housing construction. While there are challenges to be overcome in the Australian context around policy, planning reforms, and the development of the industry it is promising that the Federal Government has just committed $900M to overcoming the structural barriers for the industry to expand. Currently the industry is lagging behind government due to preferences for incumbent methods, here there are lessons to be learnt from international contexts and through knowledge exchange. More investment will be needed at federal and state government levels to meet the urgent demand for more houses.
