Two decades of plans to regenerate Morden, and still… nothing yet. Having lived in Merton for two years, I see how much this area could do with a fresh start. The council has recently announced £300,000 to ‘brighten and refresh’ the area in 2024-25. However, Merton Council’s leader, Councillor Ross Garrod, described the larger regeneration project as a “slow burner,” citing funding challenges as a key obstacle. While there are some steps aim to improve the area in the short term, the long-term redevelopment of Morden remains uncertain, leaving many residents questioning what’s next. Is the issue a lack of funding, or the absence of strong local investment mechanisms? 🤔 #regeneration #development https://lnkd.in/eQbCAD4U

The JR Group 📣 “We are delighted to announce that work is due to commence on a development of much-need affordable homes in Peebles, on behalf of Eildon Housing Association. Tweedbridge Court, which has been renamed locally as Caledonian Court to reflect the area’s rich railway history, is a new sustainable and energy efficient initiative which will include 22 newly built apartments featuring a mix of 14 three-bedroom lower colony homes and eight two-bedroom upper colony homes. We will be delivering the project, which has been designed to fit in seamlessly to the surrounding community, to replace the long derelict site which was also previously used for housing. Our Managing Director, Gary McGregor, said: “It is great to be starting work on this modern, energy efficient development following the confirmation of vital funding to enable works to move forward. “Caledonian Court sits on a prime location within Peebles, where the affordable housing provision needs to be increased, so we are proud to play our part in bringing these plans to fruition and breathing new life into this area of the town. “This is our first project with Eildon Housing Association, so we look forward to building a strong working relationship with them and progressing with the development over the coming months.” Neil Wilson-Prior, Eildon’s Director of Property Assets said ‘We are keen to get started with this project and help to address the housing emergency that has been declared in the Borders and across Scotland. “This development is a fantastic opportunity to also bring many benefits to Peebles including our support of local initiatives, and we’re already working with Cycling without Age whose volunteers offer a fantastic service in the town. Caledonian Court will provide storage for the Peebles Trishaw, to enable local elderly people to get out and about in the community. We are delighted we can help out with this fabulous project.” We will be working with engineers Harley Haddow and architects CSY Architects to deliver the project.” #thejrgroup #affordablehomes #peeblesproject #eildonha Read more here https://bit.ly/4j9xdpo

"As local authorities recognise the contribution co-living developments can make towards meeting ambitious housing targets, creating housing choice for local people, and creating diverse mixed communities, we expect to see more encouragement for this type of housing." There are 1.7million individuals currently renting in shared accommodation in urban centres. Current co-living delivery only accounts for about 0.4% of this figure, highlighting the scale of the opportunity for development and investment into co-living. Today is the day. 12.5 acres of brownfield in Frome, could be agreed to be sold to Mayday Saxonvale - making it the largest community-led development in the UK! The officer recommendation is for approval, and we're all optimistic it will happen. It's been a long journey, and one I only joined on the last stretch, with a particularly rollercoaster 48 hours last summer which you can read about here: https://lnkd.in/dm_Z3rMj The question I've been asked a lot the last few days is "what will this decision mean for the people of Frome?" and to me it is the sense of confidence, agency, and possibility it will give us that is so exciting. We have all fought so hard for this, and so many people have made their voices heard - whether through the planning system, getting up at the crack of dawn on May Day to hold hands around the site, or offering their ideas and energy to the development. There is a lot of discussion at the moment about our planning system, and for me the main issue is that it forces people to act defensively, rather than proactively, and as residents rather than citizens. This is what creates so much resistance in the system, and why so many developments get stuck. Most developments start with the needs of shareholders, with the needs of the community tagged on at the end, through tiny concessions or S106s. Community-led developments, like Mayday Saxonvale, start with the needs and wants and vision of the community for the site, and then look at how to make it financially viable. That is the key difference. I think its a really exciting model, and one that I hope we will see more of over the next few years - hopefully inspired by Frome, just as we have been inspired by other community-led developments around the UK, such as Hastings Commons. I spoke at the meeting last summer, and I ended by saying this. Fingers crossed Somerset Council do just this today: "So I’m asking you this afternoon to trust in the people of Frome. Trust that we know what is best for our town. Trust our commitment, our enthusiasm, our energy, and bet on the people here today to deliver not just another development, but a better, more hopeful future for Frome. And please, please, sell this land to Mayday Saxonvale." #communityleddevelopment #localdemocracy
