𝗪𝗲 𝗮𝗿𝗲 𝗽𝗹𝗲𝗮𝘀𝗲𝗱 𝘁𝗼 𝗮𝗻𝗻𝗼𝘂𝗻𝗰𝗲 𝘁𝗵𝗲 𝗰𝗼𝗺𝗽𝗹𝗲𝘁𝗶𝗼𝗻 𝗼𝗳 𝗔𝗻𝗴𝗲𝗹 𝗛𝗲𝗶𝗴𝗵𝘁𝘀, a landmark development in Croydon that redefines urban living and community spaces. In December, we returned to site to capture drone footage of the completed development, giving us a chance to see the finishing building from all angles. The project, which forms part of the 𝗦𝘁 𝗠𝗶𝗰𝗵𝗮𝗲𝗹’𝘀 𝗦𝗾𝘂𝗮𝗿𝗲 𝗱𝗲𝘃𝗲𝗹𝗼𝗽𝗺𝗲𝗻𝘁, is a 25-storey tower comprising 𝟭𝟯𝟰 𝗦𝗵𝗮𝗿𝗲𝗱 𝗢𝘄𝗻𝗲𝗿𝘀𝗵𝗶𝗽 𝗿𝗲𝘀𝗶𝗱𝗲𝗻𝘁𝗶𝗮𝗹 𝘂𝗻𝗶𝘁𝘀 and 𝟱,𝟰𝟵𝟬 𝘀𝗾 𝗳𝘁 𝗼𝗳 𝘀𝗵𝗲𝗹𝗹 𝗮𝗻𝗱 𝗰𝗼𝗿𝗲 𝗰𝗼𝗺𝗺𝗲𝗿𝗰𝗶𝗮𝗹 𝘀𝗽𝗮𝗰𝗲. A standout feature of Angel Heights is the retention of the 𝗵𝗶𝘀𝘁𝗼𝗿𝗶𝗰 𝗳𝗮ç𝗮𝗱𝗲 𝗮𝘁 𝟲-𝟭𝟮 𝗦𝘁𝗮𝘁𝗶𝗼𝗻 𝗥𝗼𝗮𝗱, preserving an important piece of Croydon’s architectural heritage while delivering modern homes. The development includes 𝗮 𝗹𝗮𝗻𝗱𝘀𝗰𝗮𝗽𝗲𝗱 𝗽𝘂𝗯𝗹𝗶𝗰 𝘀𝗾𝘂𝗮𝗿𝗲, creating 𝗮 𝘃𝗶𝗯𝗿𝗮𝗻𝘁 𝗰𝗼𝗺𝗺𝘂𝗻𝗶𝘁𝘆 𝘀𝗽𝗮𝗰𝗲 that will be further enhanced by a public artwork exploring themes of community and belonging. Situated just minutes from Croydon’s public amenities and transport links, Angel Heights offers residents 𝗮𝗳𝗳𝗼𝗿𝗱𝗮𝗯𝗹𝗲 𝗵𝗼𝗺𝗲𝘀 𝘄𝗶𝘁𝗵 𝘀𝘁𝘂𝗻𝗻𝗶𝗻𝗴 𝘃𝗶𝗲𝘄𝘀 𝗼𝗳 𝘁𝗵𝗲 𝗶𝗰𝗼𝗻𝗶𝗰 𝗟𝗼𝗻𝗱𝗼𝗻 𝘀𝗸𝘆𝗹𝗶𝗻𝗲. In line with the 𝗚𝗟𝗔 𝗟𝗼𝗻𝗱𝗼𝗻 𝗣𝗹𝗮𝗻 (𝟮𝟬𝟭𝟭) and 𝗣𝗮𝗿𝘁 𝗟 (𝟮𝟬𝟭𝟯) of the Building Regulations, the development incorporates sustainable features such as a 𝗖𝗛𝗣 𝘂𝗻𝗶𝘁, 𝘀𝗼𝗹𝗮𝗿 𝗣𝗩 𝗽𝗮𝗻𝗲𝗹𝘀, 𝗮𝗻𝗱 𝗶𝗻𝗻𝗼𝘃𝗮𝘁𝗶𝘃𝗲 𝗯𝘂𝗶𝗹𝗱𝗶𝗻𝗴 𝗳𝗮𝗯𝗿𝗶𝗰 𝘀𝗼𝗹𝘂𝘁𝗶𝗼𝗻𝘀. Throughout the project, we worked closely with the client and contractor to maximise efficiency and overcome challenges. By collaborating on a deed of variation, we facilitated the design and planning adjustments required to increase the number of Shared Ownership units, delivering 134 high-quality homes instead of the originally proposed penthouse apartments. As the Employer’s Agent and Quantity Surveyor on this project, we were proud to provide key support from inception to completion. Lendlease has received the green light for the final phase of Collins Wharf, bringing more than 900 new apartments to the area. Located at 915-1055 Collins Street, this major residential project will culminate in six high-rise towers, further adding to the housing supply in Docklands. The latest approvals feature three residential towers: a 28-storey building by Ewert Leaf and Kennon Architects with 349 apartments, and two additional towers by Architectus including a 28-storey tower with 375 apartments and a 16-storey tower with 191 apartments. Central to the project is a 1500 sq m public park designed by ASPECT Studios, promising green spaces, a terraced timber lounge, and native plantings to enhance community living. Collins Wharf’s first building, No.1 Collins Wharf, completed in 2019, set the stage for this expansive precinct. With Regatta expected in 2026 and Ancora in 2027, the precinct is on track to provide over 6500 homes at Docklands, solidifying Lendlease’s commitment to urban revitalisation in their local patch, Docklands. New life is expected to come to an old tower, as developers are pressing ahead with converting the former First National Bank building at 115 Pine Ave into housing. Preserved in its early 19th-century design, the historically registered building would be converted from offices into 70 residential units, pending the approval of the Long Beach Planning Bureau. Masterplanned Community in #Markham Would Replace Big Box Centre Beaver Creek winds its way past the intersection of Highway 7 and Woodbine Avenue in #Markham, heading southeast to soon join the Rouge River as it heads toward the Rouge National Urban Park lands. Here though, while the watercourse is presently surrounded by #commercial and #industrial properties, a pair of proposals to the east of the creek would see a significant amount of #residential space added to the mix in they are approved. Tour any historic city and you’ll see land being used in many ways all at once—a storefront or professional office facing the street, an apartment upstairs, and maybe a workshop in the back. Modern zoning sought to bring order to this chaos, prescribing what parts of town were best suited for each individual purpose. But it didn’t work. That’s why mixed-use developments are now trending.
