One of the most common refrains is that if you build it, they will come. While there is some commercial development, the expansion of Horse Pen Creek has primarily driven much-needed housing development, especially in #multifamily communities (including local companies Blue Ridge Companies, Hawthorne Residential Partners, The Carroll Companies, among others). Our region needs more of this type of #infrastructure investment to ensure we can support economic growth.

Social enterprise Places for People has acquired a site for an affordable housing development in Langley Mill, #Derbyshire. Affordable housing providers Places for People is collaborating with Derby-based developer Wheeldon Brothers to build 109 mixed-tenure homes in the village of #LangleyMill. Designed as a mix of semi-detached, terraced and detached properties, each home will have two car parking spaces. Phased construction is scheduled to begin in April 2025 and the sales launch planned for early 2026. Places for People regional managing director Nilam Buchanan said: “This development represents an important opportunity to provide high quality, affordable homes for the Langley Mill area, enhancing its appeal as a desirable place to live. With shared ownership making new-build homes more accessible, and the combination of high-quality design and excellent connectivity, the scheme promises to appeal to a diverse range of residents, contributing to a thriving and inclusive community. Thanks to our successful collaboration with #WheeldonBrothers, we are pleased to address the demand for new housing in this location and we are actively seeking further development sites in the #EastMidlands.” The Section 106 agreement with the local planning authority includes funding for Derbyshire #WildlifeTrustprojects, as well for local healthcare and primary school facilities.

The City of Winnipeg has introduced a plan that would require developers to hand over 8% of their land when undertaking large-scale residential redevelopment projects, reported the Winnipeg Sun. "The purpose is to create privately owned but publicly accessible green spaces, such as parks, plazas, or community gardens. This is framed as a way to increase green space and reduce city maintenance costs. It appears to be a well-intentioned move to boost the city’s biodiversity and offer more public spaces. We are delighted to announce that work is due to commence on a development of much-need affordable homes in Peebles, on behalf of Eildon Housing Association. Tweedbridge Court, which has been renamed locally as Caledonian Court to reflect the area’s rich railway history, is a new sustainable and energy efficient initiative which will include 22 newly built apartments featuring a mix of 14 three-bedroom lower colony homes and eight two-bedroom upper colony homes. We will be delivering the project, which has been designed to fit in seamlessly to the surrounding community, to replace the long derelict site which was also previously used for housing. We’ve spent years imagining this moment and now here we are. This is a community saying “yes” to development. So many “cookie cutter” developments come forward, like with Saxonvale, that are objected to by communities because they don’t deliver what they need. Frome has a good track record of being rebellious and pushing against conventions. This is a completely different model in the sense that it’s community-driven but with a team of professional professionals alongside us. So we’ve got the local knowledge, but with professionals that can deliver it. We recognise that the Saxonvale site is fundamental to Frome’s future, and with community input, we can make sure the development delivers the best possible outcomes for the community now and for generations to come. Our aim is to transform Saxonvale into a mixed-use urban regeneration project that puts Frome first at every stage. New entrepreneurial, flexible business space, will help ensure the long-term survival of our town centre. The future impact on Frome is central to all our thinking, and our plan will enhance the future resilience of Frome through community ownership. South Florida-based Terra is set to break ground on Upland Park, a $1 billion mixed-use community that will connect to West Miami-Dade County’s Dolphin Park-and-Ride/Transit Terminal Facility. The developer recently secured a $170 million construction loan, led by SCALE Lending, the debt-financing arm of Slate Property Group, to begin work on the first phase, which will bring 578 apartments to market. Construction began on Bradley Stoke, a new town, in the 80s. At the time, it was Europe's largest privately developed housing scheme. Staying true to the town's history, we provided specialist highway advice to Woodstock Homes to support the planning application for 50 flats on the last remaining vacant plot of land in Bradley Stoke. As of July 2024, planning permission for the flats and 60 car parking spaces has been granted. What started out as a plan for an entirely new community in the 70s is finally going to be complete. In support of the application, we provided a Transport Statement which considered the car and cycle parking strategy, the past five years' accident records, the access strategy for all users including the preliminary design of a new priority junction, and we used swept path analysis to ensure all users could access the site safely. But, it's not uncommon for communities to raise concerns about how larger developments could impact their everyday lives. We were involved in extensive negotiations with the South Gloucestershire Council highway officer who, in line with the highway work we had completed, decided that “the benefits of making more efficient, high-density use of previously undeveloped land for accommodating housing needs” with “the provision of 35 to 100 per cent of affordable housing within the scheme” outweighs any potential negative aspects. #planningpermission #transportplanning #BradleyStoke

Persimmon Homes allocates 59 homes for locals at Didcot development 🏘️👀 Persimmon Homes Wessex is set to build 59 new homes reserved for local people at its Valley Park development in Didcot. The arrangement represents a partnership with CBRE Investment Management, Pinnacle Group, Airey Miller and Vale of White Horse District Council.
