Hemsec believes that sustainable, high-quality homes should be offered as standard. With the new government planning to build 1.5million homes this term we feel it is integral that these homes offer a future-proof, energy efficient, high standard of living. Building high-quality social and affordable housing is crucial for addressing the housing shortage in the UK and preventing a repeat of the current standard of living crisis due to poor-quality buildings that are costly for residents to heat and maintain. It is essential that we take a #FabricFirst approach to ensure a sustainable and affordable future, achieving our #NetZeroGoals, rapid decarbonisation of the built environment and a higher standard of living for all. Birmingham City Council is leading the way in social housing transformation with an ambitious goal: retrofitting over 2,000 council homes by September 2025! With 550 homes already upgraded, this initiative is creating a lasting impact for residents and the environment. What’s changing? 🔋 Solar panels: Empowering residents to generate their own electricity. 🌡️ Insulation: Keeping homes cozy year-round and reducing heating costs. 💨 Ventilation systems: Ensuring healthy airflow, tackling damp and mold issues. 💡 Results That Matter: Homes now boast Energy Performance Certificate (EPC) ratings of C or higher—some reaching the top standard of A! This means significant energy savings for residents, with many cutting bills by over 50%. Tenant Susan Leicester shared her experience: Since the retrofit, my energy bills dropped from £70 to £30 a month. I’m using the savings to improve my garden for family BBQs! Bigger Picture Impact: ✅ Saving ~2.5 tonnes of CO2 per home annually. ✅ Helping tenants save up to £1,100 a year on energy bills. ✅ Moving closer to Birmingham’s net-zero carbon emissions goals. This project, part-funded by the Social Housing Decarbonisation Fund and delivered in partnership with Equans, is a shining example of how we can create greener communities and improve lives simultaneously. 🔗 Looking ahead: With a commitment to invest £1.4 billion over the next 8 years, Birmingham is making bold strides to ensure every council home meets the Decent Home Standard. 🙌 A Greener, Brighter Future Awaits! Let’s celebrate this milestone and the positive impact it’s creating for families and the planet. 💬 What are your thoughts on energy-efficient housing? Share in the comments below! Decarbonising Community Housing at Scale 🏘️🔋 Urbis is proud to announce the completion of two ground-breaking reports for the Community Housing Industry Association NSW (CHIA NSW) on the decarbonisation of the community housing sector. These reports provide a comprehensive analysis of the costs, benefits, and challenges of transitioning community housing properties towards a net zero future. Our team meticulously analysed over 46,000 community housing properties across 17 climate zones and 9 key property typologies – identifying decarbonisation retrofit intervention options, and the sequencing, impacts and costs per property type. The key benefits identified include: • significant carbon emissions reductions, • enhancing social value, • cost savings for tenants, • improved tenant health and wellbeing, and • contributions to NSW's Net Zero targets. New South Wales is at the forefront of energy transition, and these reports will serve as a vital guide for community housing organisations to play a pivotal role in this journey. We look forward to continuing our collaboration with CHIA NSW to build awareness, and highlight the importance of decarbonisation across the community sector. Building Sustainable Societies: A Closer Look at the UK Housing Crisis 🏗️ The Challenge of Sustainable Development in Property The UK housing crisis extends beyond the simple shortage of homes. It encapsulates a complex challenge of creating sustainable societies where environmental care, community needs, and economic viability intersect. As I venture into the realm of property development under the guidance of a seasoned property guru, these elements have become profoundly significant in understanding and addressing the crisis. 🔍 Navigating the Maze of Property Development Our journey begins with the harsh reality of land acquisition. The limited availability of suitable land not only spikes competition but also prices, making it difficult for new developers to contribute to the housing solution. Each plot of land acquired is a battlefield of high bids and strategic maneuvers, underscored by an urgent need to build not just more homes, but the right kind of homes. 🌱 A Vision for Sustainable Communities Sustainable development is pivotal. Each project we undertake is a commitment to not merely erect buildings, but to foster communities that are environmentally sustainable and economically viable. This means integrating green technologies, using sustainable materials, and ensuring that new developments are accessible to all segments of society. It’s about shaping neighborhoods that promote renewable energy use, waste reduction, and a smaller carbon footprint. Navigating the labyrinth of planning permissions, we advocate for policies that support sustainable practices. We engage with local communities to ensure that developments are not only accepted but welcomed as enhancements to their environment. This involves detailed consultations and collaborations, where community insights directly influence project designs, ensuring that developments serve their needs and aspirations. The education I've received from my property guru has been invaluable, emphasizing that the challenge of the housing crisis is intertwined with the broader objective of building sustainable societies. As I learn and grow in this field, my resolve strengthens to pursue developments that contribute positively to the fabric of the community and the environment. 🔗 Join the Conversation What are your thoughts on integrating sustainability into property development? How can we, as professionals, drive change that not only addresses the housing shortage but also enhances the quality of life for future generations? Share your insights, and let's collaborate on solutions that make a difference. 👉 Feel free to share this post to spread the word about sustainable development in housing! Let’s work together to build a better future. #HousingCrisis #SustainableDevelopment #PropertyDevelopment #UKHousing #RealEstate #CommunityBuilding #GreenTech

“Meanwhile Space” Returns Meanwhile Space is a temporary use of a property until it can be brought back to its full potential on a permanent basis. This second phase will see a number of vacant units in the Saltmarket, High Street, Duke Street and St Margarets Place areas being offered to eligible organisations for an initial £1 rent for the first year of occupation. As the vacant units are at different phases of renovation, new tenants will move in on a staggered basis, as and when properties become ready for use. Phase one of the scheme in 2019 was effective in securing tenants for 11 units in the Saltmarket and High Street areas, with all units extending their lease beyond the initial 12-month period. The initiative, which is being managed by City Property (Glasgow) LLP in partnership with Glasgow City Council will be open to start-up businesses, social enterprises, creative organisations, community groups and other complimentary SMEs who can help deliver local regeneration. 🔊"HQM's comprehensive template made it stand out amongst other methodologies we considered and its focus on aspects positively impacting health and wellbeing," said Helen Fentimen, Chair of City of London Corporation’s Community and Children’s Services. The City of London Corporation has placed BRE’s Home Quality Mark (HQM) at the forefront of its two latest social housing initiatives, setting a new benchmark for quality and #sustainable living in the sector and beyond. With more than 3,100 social housing residents across 12 estates in London and a commitment to deliver an additional 700 high-quality socially rented homes, the City of London is on course to complete an additional 344 socially rented homes by 2026. HQM is an integral part of the City’s long-term management and maintenance, supporting the corporation’s commitment to achieving #netzero #carbon #emissions in its own operations by 2027. The decision marks a major milestone in the uptake of #HQM, which has to date certified over 2,000 homes, as well being applied to over 25,000 homes across the UK. Building on the trusted science behind BREEAM Official, HQM was developed by BRE to provide independent verification to housing developers and investors that developments have met expected levels of performance. 🗓 On Thursday 25th July, BRE is hosting a webinar on how HQM is helping navigate the evolving landscape of #sustainable residential investments.
