From proforma to reality. In 2020, I encountered an issue unrelated to my direct experience—food deserts. In 2021, I purchased a mixed-use building over 100 years old, 1,600 square feet, located in a neighborhood where I don't reside. By 2023, I had secured the necessary funds to transform this century-old structure into a neighborhood market, which I named Kornr Store. In the realm of commercial real estate development, this may be a modest project. However, as a Black woman, this achievement is significant for me. The importance doesn't stem from the location or the financial aspects, but from the immense effort required to gather the capital needed for this small-scale neighborhood project. I could provide extensive data in this post, but the narrative remains consistent: women commercial real estate developers receive less and face more challenges. And for Black women, it’s even more difficult. Nevertheless, women persist, continually seeking opportunities to create and develop commercial real estate projects and businesses that address everyday issues for people and neighborhood communities. This is my project: Kornr Store, the neighborhood market located in the historic NW Goldberg neighborhood of Detroit, 48208, in District 5. Small-scale neighborhood development promotes innovative approaches to solving longstanding problems. From proforma to reality. Brinda Devine has a dream. To build corner stores in the many food deserts to be found in Detroit, her home town. In 2021 she purchased a tiny, historic building … just 1600 s.f. … in one of these neighborhoods and set about renovating it into the vibrant corner store it once was, with an affordable housing unit above it. She wrote a business plan and prepared a lot of market research. But financing eluded her. After approaching a multitude of banks, she turned to SmallChange.co to help her raise a little more. Still, this was not enough. Finally, in 2024, 3 years later, she has her loan and has started construction. Brinda is a woman. And she is Black. Should it be this hard? We don’t think so. We dove deep into the data to uncover the top 5 cities that raked in the highest profits in 2016. By meticulously filtering our dataset and grouping the results by city, we discovered some truly captivating insights: 1. New York City led the pack with an impressive profit of $12,354.27. 2. Los Angeles followed closely with $9,115.64 in profits. 3. Lafayette secured the third spot with $8,789.82. 4. Detroit earned a solid $7,385.83 in profits. 5. Providence rounded out the top five with $4,205.20. To make these insights even more digestible, we visualized the data using a bar diagram, clearly highlighting New York City's dominant profit figures. Our new paper examines the directionality of mobility patterns in activity spaces using individual GPS trajectories. 📍 Individual Mobility Traces: Using 365 individual GPS trajectories covering a seven-day period we examine individual mobility patterns in context of urban street networks. ❄️ The Mobility Snowflake: Drawing on the work of Geoff Boeing, we introduce the 'mobility snowflake' to visualise the directionality of individual mobility patterns in urban neighbourhoods. Using the mobility snowflake we examine ‘Potential mobility’ a notional maximum possible mobility based on street network structures and ‘Actual mobility’ the observed mobility patterns of individuals on the street network using the GPS data. 🛣️ Street Networks: Shapers of Everyday Mobilities: We find that an individual's mobility patterns are shaped by neighbourhood street networks. Particular street network spatial structures may act to increase or reduce residents' avoidance behaviours in their home neighbourhood. 🌞🌜 Day and Night: A Tale of Two Mobilities: As the sun sets and rises, so too our mobility patterns.
