On August 23rd Executive Vice President of Development + Acquisitions, Lisa Kaseman met with NYSAFAH members, Vice Chair of the Ways, Means Committee Community Development Tax Team and New York’s Representative Claudia Teeney. The group discussed the critical need for affordable housing developments in local communities and emphasized the importance of increasing the allocation of Low-Income Housing Tax Credits (LIHTC) to meet the unprecedented demand. During the meeting, Lisa passionately advocated for the urgent need to expand affordable housing in our communities. She spoke up to advocate for past, present and future residents who depend on the assistance and emphasized the critical role that affordable housing plays in improving lives and fostering community stability. #AffordableHousing #AffordableHousingOpportunity #Community

When we say we make data-driven investments that are informed by the needs of the community, this is what we mean: Our flagship Neighbor to Neighbor program hires residents as #volunteers who go door-to-door to provide their neighbors with resources and information to help them stay in their homes. It's also a fact-finding mission, where we learn about the issues most concerning to residents. In 2023, we launched Neighbor to Neighbor in #Atlanta. Based on those findings, we've begun investing in programs and partnerships to better support residents with critical housing resources. National Association of Housing and Redevelopment Officials (NAHRO)’s 2024 Legislative and Regulatory Agenda is the cornerstone of our annual Washington Conference and Hill Day, when hundreds of NAHRO members and partners gather to learn, network and advocate for affordable housing and community development. A CDD charge on a property tax bill typically refers to a Community Development District charge. Community Development Districts (CDDs) are special-purpose local governments in Florida authorized by Chapter 190 of the Florida Statutes. These districts provide infrastructure, facilities, and services to the residents within their boundaries. The CDD charge on a property tax bill represents the portion of the property tax allocated to fund the services and infrastructure provided by the CDD in that specific area.

DON'T BE FOOLED BY SLICK PROMOTIONAL POSTS THAT MAKE IT SEEM LIKE YOUR LOCAL, STATE OR FEDERAL GOVERNMENT ELECTED AND APPOINTED OFFICIALS ARE SOLVING THE AFFORDABLE HOUSING CRISIS. WHEN IT COMES TO AFFORDABLE HOUSING, THE PUBLIC AND TAXPAYERS MUST ASK: AT WHAT COST TO THE TAXPAYERS AND HOW LONG IS THE AFFORDABILITY PERIOD? EVERY TAXPAYER SHOULD BE ASKING THEIR ELECTED AND APPOINTED OFFICIALS THE FOLLOWING QUESTIONS: 1. How much local, state, and federal funding, tax credits, density bonus increase, waivers of impact fees, or other government benefit or incentive did the project receive? 2. What is the affordability period for each project and, if the affordability period is not in perpetuity or permanent, WHY NOT? 3. What guarantees exist that tenants in the affordable housing units will not be displaced after an "affordability period expires? Any LOCAL, STATE or FEDERAL official that does not MANDATE "permanent" affordability periods or affordability "IN PERPETUITY" for any project receiving some government benefit is commiting MALFEASANCE and should quit, be removed from office or be terminated. IN MOST CASES WHEN IT COMES TO AFFORDABLE HOUSING, the public and taxpayer are being fooled into thinking their elected and appointed officials are solving problems, when in fact, all hey have done is "KICK THE CAN DOWN THE ROAD" to burden a future generation with the same problem or crisis!

Curious what kind of word CDBG does? Check out this update from Dallas, TX on their community impact! Their Five-Year Consolidated Plan is a comprehensive document that outlines the City’s Housing market conditions, identifies the need for affordable housing and community development, and provides strategies to address these needs over a 5-year period. This plan coordinates the City’s housing and economic development plans with other public, private and nonprofit service providers to create a coordinated vision for community development and housing actions. The goals and outcomes of this plan were to provide decent and affordable housing, create and maintain a suitable living environment, and expand economic activity. The City of Dallas has reported that 138,915 residents have benefited from public facility improvements, 2,342 affordable housing units have been developed, and 117 homes have been rehabilitated. The California Department of Housing and Community Development (HCD) announced the second round of awards from California’s innovative Multifamily Finance Super NOFA (MFSN), designed to spur much-needed housing development by reducing administrative barriers. Of 4,018 homes funded, 3,947 will be restricted to those earning 80% of Area Median Income or below. This includes 723 permanent supportive homes, 805 homes with 3-4 bedrooms for families, and 696 homes for seniors. Funds were set aside for emerging and community-based developers; projects in high-resource areas received scoring incentives. The Multifamily Super NOFA allows developers to apply to 4 separate funding programs through 1 application, saving builders time and money. The City of St. Louis Community Development Administration (CDA) recently announced funding to support St. Louis social services, create affordable housing options, and improve infrastructure across the city. The major infusion of funding for the St. Louis Housing Authority (SLHA) will bring 127 units of offline public housing back into service for city families and additional investments will fund renovations including drywall repair, new flooring, new cabinets, and much more. According to Mayor Jones, these investments reflect the city’s commitment to economic justice and the partnerships between their federal, state, and local partners are driving historic investments by creating stronger communities.
