🔙 Throwback to Postmark, London: A Landmark in Substructure Protection 🔙 Reflecting on one of our standout projects, we revisit the transformation of the historic Royal Mail sorting office at Mount Pleasant, Farringdon, London. 🔺 The Challenge: A vast basement two levels below ground requiring comprehensive protection. 🔺 The Solution: We utilized Maxiprufe 2000, Maxiprufe Plus, and Hydrocrete Watertight Concrete to deliver robust protection. Outcome: This 6-acre site resulted in a 214-apartment complex called West Central 1 (WC1). Subsequently, an additional 681 new homes were created, over 20,000 sq. ft of commercial space, and a host of new public spaces, showcasing the unique positioning across two London postcodes: WC1 and EC1. Chandos Construction has been dedicated to reducing their impact since 2010. Using Virtual Design and Construction (VDC), Chandos has effectively reduced the amount of carbon emissions by as much as 2,300 kg emitted on specific job sites. Not only does the use of VDC greatly reduce carbon emissions, it can save hundreds of thousands of dollars. Allowable GFAs?!!!!! Allowable Gross Floor Area (GFA) is a critical factor in real estate development, as it directly influences the scale and scope of a project. Here’s how allowable GFAs impact infrastructure design: 1. Definition and Importance of GFA Gross Floor Area (GFA): This is the total floor area within the building envelope, including external walls, but excluding voids such as elevator shafts. Allowable GFA: Determined by zoning regulations, it dictates the maximum floor area that can be developed on a given plot of land. 2. Impact on Infrastructure Design Building Design and Layout: The allowable GFA influences the building’s height, number of floors, and overall footprint. This, in turn, affects the design of structural elements, such as foundations and load-bearing walls. Utility Systems: Larger GFAs require more extensive utility systems, including HVAC, plumbing, and electrical systems. The design must ensure these systems can handle the increased demand.
