Big news in Boston Real Estate- Dorchester's St. Mary's Center is set to receive a new affordable housing facility. With 40 units up for grabs, this is a promising model combining low-income housing, community, and commerce. But it does spark questions. Are we doing enough to provide a pathway from homelessness to home ownership in our developments? Consider this: 11 out of the 40 units in this project are reserved for families transitioning from homelessness. That’s a sight for sore eyes. But can we do more? I'm such a fan of #communityengagement - such a powerful way to hear from people, explore different ideas and perspectives, and find ways to connect and collaborate. It is an important part of addressing the #polarity we seem to be experiencing across so many different topics. Some of the toughest questions we're experiencing in our communities can be tackled by engaging with people, surfacing ideas and perspectives, and finding common solutions. It is hard to be afraid of or stand in judgement of people when you are sitting across the table from them enjoying an egg-salad sandwich! Our GAI Community Solutions Group team is excited to see the formal announcement of a brand-new affordable housing development at the ‘Fun-Lan’ site on Tampa’s Hillsborough Avenue. This site was identified as a redevelopment site in the 2022 East Tampa Community Redevelopment Area (ETCRA) Strategic Action Plan Update, created by our CSG Team. As part of the plan, CSG identified eight specific ‘demonstration sites’ to showcase the potential of various ‘place types’ in East Tampa, ranging from employment districts to neighborhood-scale investments. The ETCRA site illustrations intend to provide a clear picture of the community’s objectives while inspiring local initiatives to create meaningful outcomes. PA's Abandoned and Blighted Property Conservatorship Act (Act 135) has been a valuable tool for repairing and remediating distressed properties. However, there have been some issues with its application, and there is room for improvement. In this article, we review the Act's usage and suggest reforms and policy changes. Our hope is to spark conversation and recommendations for change among those in community development, redevelopment, blight mitigation, and housing.
