Henry Bros. Co. joined General Capital Group (GenCap), Hooker DeJong Architects, and State of Illinois and Village of Wheeling officials to celebrate the grand opening of the Union Apartments in Wheeling this week. The 70,228 square-foot, four-story, metal-framed structure features 53 units in one-, two-, and three-bedroom options. These apartments are targeted as quality, affordable, workforce housing. Abundant community space includes a WIFI café, movie theatre, and a fitness center. There is parking for 120 vehicles. Among those participating in the groundbreaking from Henry Bros. Thank you Gabrielle Gould for bringing this to light. Let's start by focusing on our existing conditions and quality as it pertains to historic preservation and new builds. First, the statement “cheaper is better” has been ingrained in our building patterns and it needs to stop. Design, architecture, planning, and engineering is an art. A key signature of the team or individual who created it. I say team because most times it takes a team to bring it to fruition. “Wait, isn’t the quick prefab supposed to be more efficient?” Not exactly. The old way was! This is why we still see ancient marvels that baffle current structural engineering understanding. Look at the Pyramids or Manchu Pichu! These amazing feets are still standing to this day. As the saying goes, “Rome wasn't built in a day.” It certainly was not. So how can we build more resilient buildings? Start by getting to know the history and partner with an archeologist. Building quality is worth every dollar, it creates a vibrant community for all income types.

Tampa's rapid growth attracts developers, but limited land in core areas prompts a shift to Pasco County. Its population surged by 31% from 2010 to mid-2022, driving retail, multifamily, and industrial development. Retail space expanded by 1.7 million sqft in five years, with a low 4.1% vacancy. Multifamily thrives too, with 5,000 units under construction. Industrial space also booms, with 1.5 million sq ft under construction, including a 940,000-sqft park. Columnar Development plans Pasco Town Center 75 on 965 acres, offering 4.5 million sq ft industrial space, 1,600 units, retail, offices, and hotels.

This week we learnt more about what the future Yarralumla brickworks development will look like. There’s some good-looking elements, but it’s still deeply disappointing that the ACT Government and National Capital Authority backed down from more ambitious housing plans in the face of opposition from a few wealthy homeowners. We know what happens when the government limits housing in prime inner city areas: more of Canberra’s grasslands have to make way for greenfield development. City of York Council have announced that affordable housing is to be increased to 100% on their Ordnance Lane Passivhaus site in Fishergate, with the number of affordable homes being doubled from around 50 to 100. We are currently working with City of York and our Consultant Team to make these changes to our original proposals. Commenting on this, Cllr Michael Pavlovic, Executive Member for Housing and Safer Communities at City of York Council, said: “The average home in York currently costs 10.9 times the average earnings, rents have risen 10% in the last year and energy costs continue to rise. To tackle this, a core commitment of the new Council Plan ‘One City, for all’, is to increase the supply of good quality, affordable housing with high energy efficiency and low emissions. “Creating 100% affordable homes meets that commitment.
