Fortitude Valley ranks second in the National Build to Rent pipeline, for good reason. Arklife launched Robertson Lane in 2022 as one of Australia's first purpose built Build to Rent projects. Albeit a smaller development at 89 units, it was the founding of the local market. Fortitude Valley is home to the following projects totalling 2,685 units: - Arklife, Robertson Ln, 89 units (operating) - Arklife, Constance St, 327 units (under construction) - Lendlease, RNA Showgrounds, 443 units (under construction) - Pellicano Living, Berwick House, 110 units (under construction) - Frasers Property Australia, Brunswick & Co, 366 units (under construction) - Sungard Property Group, 396 units - Vita, 628 units (permitted) - EG Funds, 326 units With a lack of builders in the Brisbane market available for residential development, the pipeline is taking a moment to catch up. Interesting research from HomeViews identifying that BTR units size most preferred by rental residents tend to be in the 300 to 400 unit categories. This is interesting for many reasons but for single family housing, which according to recent reports is by far the most successful form of Build to Rent at the present time (£1.9bn in 2023), this ties into the discussions that exist as to the challenges presented to institutional investment in demonstrating added value on estates. It also leads to the suggestion that resident take up for BTR would be significantly greater if we were able to support multi family housing delivery again - encouraging the natural sense of community, placemaking and diversity that such developments deliver. Excellent panel discussion at #UKREiiF on Creating Communities Through Brownfield Regeneration chaired by Liz Hamson. Martin Farrington spoke about the need for ‘dynamic patience’ when market conditions are not favourable. This is also an opportunity to focus on the long term vision and prepare for when markets recover. Martin also highlighted the importance of also finding tangible schemes to help move the city forward whilst shaping the longer term vision. A transport-led approach is key. Passengers at Leeds Train Station grew from 10m to 34m in 10 years, demonstrating how the growth of the Leeds economy has been enabled by the train station. City Leaders need to consider the needs of the 3rd quarter of the 21st century and transport infrastructure required to support this. Tom Stannard spoke about the journey of Salford and how the importance of strong and durable public and private sector partnerships, particularly when investing in brownfield sites that have marginal viability. Bespoke partnerships need to be created so that they are tailored to local drivers. Tony Brooks from Moda Living also spoke about the importance of collaboration between the public and private sector, creating partnerships that bring together the different skillsets required for Brownfield site regeneration. Philip Neil from Birmingham City Counil spoke about how Local Authorities need to extract more value from their assets and actively engage with the private sector to understand how they can derisk schemes so that the cost of capital can be brought down. Inter-connectivity within cities is also a real challenge but there is an opportunity to create distinct places within densely populated areas Angela Harrowing from the Cabinet Office spoke about the 10 year journey of One Public Estate and how the Brownfield Land Release Fund (https://lnkd.in/eq_w4G8H) has awarded £250m to 500 projects across the UK, helping to improve the viability of schemes on Council-owned land, and bringing forward 26,000 new homes. This is four minutes well worth your time. This deputation by Mark Richardson and Naama Blonder of HousingNowTO lauds a new redevelopment that is finally getting closer to reality in Etobicoke. The deputation tells three important stories: 1. The power of civic action. The volunteers of HousingNowTO were instrumental in getting the number of new homes that will be built on this site INCREASED (yaay . not decreased) by 13%. By advocating for the logic of increasing density around transit hubs, another 165 households will have a home. 2. The power of density bonusing (and other government fee waivers, etc.) to make more deeply affordable housing possible. 3. The work still to be done to develop better approaches to break the logjams that all of us experience when trying to get projects through approvals ... so that projects like this don't take more than 5 years to get underway .... and relatively minor but multi-jurisdictional considerations don't relegate housing to being the last priority on the list. Bravo to HousingNowTO, City of Toronto, CreateTO and all the others who have worked so hard to push this project forward.
