Leah Lang, the Queensland State Government Architect, is leading the government's MMC program for housing. Her team is making some good headway with modular as a method of MMC, particularly to support social housing, key worker accomodation and emergency response. It was fantastic to have Leah join our community practice on Housing Diversity today, hosted at Urbis. The practice includes all the peak and industry bodies across the entire housing system. We discussed where the modular program is heading in the short term, including the Queensland Government’s recent announcement to procure up to 600 modular homes by the end of this year, and where the program and industry might be heading in the longer term as well. While there are some differing views on what more we could be doing in the wider MMC space, and how much of it, we all agree that the program needs to be ambitious and play a key role in our future housing supply pipeline. Leah's energy and enthusiasm for this agenda is inspiring. Thank you for taking the time to join us and for making yourself available to industry. We greatly appreciate it. It’s my understanding that the government will look to go back out to industry for a further EOI opportunity to be involved in the program later this year, and that’s critical to get more industry involvement. We began our Thrive Alliance consortia forums yesterday in Adelaide. Tomorrow, we will have another session with tens of millions of dollars of R&D in place and ready to scale up on the 21st of May in Sydney to begin to meet the staggering shortage of affordable/social housing open to the NSW Govt joining us in our planned showcasing project. "Speed to market "is the market opportunity for advanced modular construction. The Thrive Alliance has over 100,000 major urban reference projects worldwide. Our "Thrive Alliance" Cross-Laminated Timber (CLT) in Australia and internationally is made from renewable plantation forest trees. CLT=stored carbon capacity is up to 40,000 inclusive "residential grade" midrise apartments per year, targeting the "Essential Workers" and Baby Boomers. This includes social housing on a scale (including disability workers) across Australia, including Regional Australia, built in up to 75% less time than current custom. Great to see Homes NSW and NSW Government investing in the future of homes delivery by partnering with Building 4.0 CRC. We currently have 67000 families on the waiting list for social and affordable accomodation - many of which are at risk women, children. There is an estimated shortage of more than 220k affordable homes TODAY. With construction industry running at full capacity, this shortage is adding to the affordability and availability crisis. Targets are great, but deliver nothing. Active, practical and deliberate support by governments to create a new industry that will support tens of thousands of manufacturing jobs (think flexible, safe and inclusive positions) to deliver housing faster, safer, better and wirh less waste. Building 4.0 CRC is bringing the Homes NSW Modern Methods of Construction (MMC) research and development program to life through an innovative demonstrator apartment! The apartment, due for completion mid-2025, will give people the opportunity to experience first-hand the look and feel of an MMC home created through a systemic program approach and using a standardised kit-of-parts manufactured offsite. An innovative approach that reduces construction timelines and unlocks significant economic efficiencies. This is a significant milestone for the research and development program which incorporates a focus on urban design and site analysis, defining products and components for standardisation, benchmarking, supply chain, procurement and education. The Challenges Behind Nightingale 1 - by Jeremy McLeod The planning permit was revoked, and Jeremy McLeod, along with six other architects, had invested all their money in this project. Jeremy McLeod spent weeks raising $2.7 million in equity for Nightingale 1. Six fellow architects agreed to invest $100,000 each, and he and his partner Tamara personally invested $500,000, borrowing against their apartment in The Commons. This was their only asset, and their investment was meant to show other potential investors their level of dedication and confidence in the project. ❌ But the permit got revoked. ❌ They faced a major setback when a neighboring property developer's objection led to a VCAT appeal, where the permit was ultimately revoked. However, they quickly reapplied for a new planning permit, this time including three car spaces to address the concerns raised by VCAT. The reapplication received overwhelming support from the architectural community, and the media attention and public support significantly boosted interest in the Nightingale model, growing their waiting list from a few dozen to hundreds of interested buyers. Emerging from the success of the neighboring apartment building The Commons, Nightingale Housing 1 is the inaugural project of the Nightingale model - a replicable, triple bottom line housing model with an overarching priority towards social, economic, and environmental sustainability. 🔗 This was part of our Melbourne event in March. 7moFrom the Q Shelter perspective, our State Election Platform is supportive of rapidly expanding the Modern Methods of Construction (MMC) modular housing program in Queensland in partnership with industry. We also want to see more focus on 👷supporting the building and construction industry in its transition to a future industrialised manufacturing capability. Such as, incentives, pilot projects, and demonstration sites as proof of concept, and 🗺️ intentional design of procurement and supply chain pathways to incorporate prefabricated building components. Perhaps via EDQ controlled PDAs 🤔 So much potential in this space. Some great foundations being laid.
