My basement remodel is moving forward. I still need to finish putting the InSoFast, LLC insulation panels on the concrete slab, but now I'm ready for the next phase. I got this delivery of Advantech X-Factor subflooring from Huber Engineered Woods this morning. Never heard of X-Factor? This is their Zip-like version of Advantech. It's got a membrane like the Zip system wall and roof sheathing. Advantages claimed by Huber: * It can be exposed to outdoor weather for longer than regular Advantech. * It's a class II vapor retarder, so you don't need additional vapor control for hardwood floors. * It's got the stiffness and strength of Advantech. * You can write on it! Do I need this robust a product for my basement remodel? No. I used Advantech on the house I built in 2001 and that was my first thought for this project, too. When I talked to my contacts at Huber, though, they offered to give me X-Factor panels, so that's what I'm going with. #framing #basement #remodeling #renovation #subfloor #moisture #watermanagement #controllayers

When are support columns that are rated as "temporary" or "not for permanent use" okay to use? These types of columns (hollow steel columns with a removable pin) are often called out in a home inspection report. While the presence of these types of columns suggests a non-standard or insufficient repair, sometimes they are acceptable. When are the acceptable? Well, they are acceptable when they are use for a temporary application, of course. But also if they are only added to improve minor conditions such as to take the bounce or squeak out of a flooring, or in this case, to take a bit of the belly out of a sagging floor system in an old house. It can be hard to distinguish if they are structurally necessary as compared to simply improving conditions - so look closely for damage and also determine if there is a fundamental span issue. #structuralinspection #structuralengineer #structalk #lallycolumns #jackposts #floorslope #rowhouse #foundation #advancedstructuralassessment

Polished concrete flooring offers several benefits: • 𝐂𝐨𝐧𝐯𝐞𝐧𝐢𝐞𝐧𝐜𝐞: Since concrete (in the form of slabs) is already in a facility, there’s no need to install flooring on top of it. • 𝐀𝐩𝐩𝐞𝐚𝐫𝐚𝐧𝐜𝐞: It looks great and maintains its appearance. • 𝐃𝐮𝐫𝐚𝐛𝐢𝐥𝐢𝐭𝐲: It can take beating and still last a long time. • 𝐄𝐚𝐬𝐞 𝐨𝐟 𝐌𝐚𝐢𝐧𝐭𝐞𝐧𝐚𝐧𝐜𝐞: It requires minimal maintenance, which means fewer service visits. • 𝐄𝐧𝐡𝐚𝐧𝐜𝐞𝐝 𝐀𝐢𝐫 𝐐𝐮𝐚𝐥𝐢𝐭𝐲: It reduces the amount of dust particles in a facility. For extra protection, in some cases, a sealer or guard that resists chemicals and meets the operational needs of the facility can be applied to polished concrete. Penetrating damp is a type of moisture problem that occurs when water penetrates through the walls or roof of a building, and causes dampness or water damage to the interior. This type of damp can occur in any part of a building that is exposed to the elements, such as walls, ceilings, floors, and roofs. Common causes of penetrating damp include damaged or missing roof tiles, defective guttering or downpipes, cracked or porous masonry, faulty seals around doors or windows, and poor ventilation. When water enters a building through any of these openings, it can lead to damp patches, peeling wallpaper, blistering paint, or even structural damage if left untreated. To prevent or treat penetrating damp, it's important to identify the source of the problem and fix any defects or openings that are allowing water to penetrate the building. This may involve repairing or replacing damaged roof tiles, improving guttering or downpipes, filling in cracks in masonry, or installing better seals around doors and windows. It's also important to ensure that the building has adequate ventilation to allow moisture to escape.
