𝗥𝗮𝗱𝗶𝗰𝗮𝗹 𝗿𝗲𝘁𝗿𝗼𝗳𝗶𝘁 𝗼𝗳 𝗕𝗿𝗶𝘀𝘁𝗼𝗹 𝗼𝗳𝗳𝗶𝗰𝗲 𝗴𝗶𝘃𝗲𝗻 𝘁𝗵𝗲 𝗴𝗿𝗲𝗲𝗻 𝗹𝗶𝗴𝗵𝘁 For client Ardstone Capital Limited, our proposal to rethink a prominent office building near Bristol Temple Meads train station, has been granted planning permission. The design retains 88% of the existing structure, while drastically improving its sustainability and wellness credentials. The design proposes infilling the irregular shaped floorplates to create free-flowing office space, while an extension to the north will create a two-story colonnade, framing the new double-height reception. The repositioned entrance reorients the building towards Temple Quarter and allows ground floor activity to spill out into the revitalised public realm. The construction of three new lightweight storeys will replace existing roof elements and new private terraces with views of the city will wrap around the building as these levels steps back. “The transformative nature of the project is balanced with resourcefulness. We have retained as much as we possibly can whilst using bold architectural ideas to signal the arrival of a major new development and public spaces for Bristol.” – Mark Kowal, Sheppard Robson Partner. Fantastic to be working on the project for our client Ardstone Capital, and on behalf of the Ardstone Regional Office Fund, a joint venture between Ardstone Capital and CBRE IM. Transformative Revamp Planned for Edinburgh's Calton Square Office Building Plans are underway to extend and modernise the iconic Calton Square office building in Edinburgh, expanding its space from 150,000 sqft to 200,000 sqft. This ambitious retrofit project aims to significantly enhance the building’s environmental performance while maintaining respect for its historic location next to Calton Hill, a UNESCO World Heritage Site. Ardstone Capital Ltd (UK), the development manager acting on behalf of Macquarie Asset Management, has appointed the architectural firm Sheppard Robson to lead the redesign. The architects are tasked with creating a structure that seamlessly bridges Edinburgh's Old and New Towns. Sheppard Robson’s approach prioritises a fabric-first reuse strategy to address several challenges that the existing building poses for modern occupants. The current extensive glazing has led to overheating and operational inefficiencies, and the building's fragmented internal layout needs reconfiguration to improve the entrance experience, which is complicated by the site’s varied street levels and stepped primary access. A key feature of the redesign is a new dramatic triple-height atrium covered with a structural timber roof, which will repurpose an underused internal courtyard for cultural activities that benefit the local community. The new façade will feature profiled spandrels and vertical fins to maximise self-shading and improve thermal efficiency. https://lnkd.in/emdTt6Tr

Perhaps one of the most extraordinary examples of office building conversion likely to happen in Canary Wharf. I suppose design by KPF will require converting some of the GLA into very attractive space for people which is what cities need. Looking forward to seeing this happen in #canarywharf 😀 #repositioning #officeconversion #redevelopment #london #realestate #property

Sellar’s 36-Storey London Office Tower Approved Sellar, in collaboration with Obayashi Properties, has secured approval from the City of London Corporation for a 36-storey office tower at 60 Gracechurch Street. Designed by Danish architects 3XN, the development will provide 52,000 square meters of Grade A office space while emphasizing sustainability and public engagement. The project plans to reuse existing foundation piles and incorporate a reinforced concrete raft slab to minimize carbon emissions, aligning with modern eco-conscious standards. Public amenities will include widened pavements for improved pedestrian flow, a free-to-access 'Sanctuary' space on the 35th floor, and an educational roof garden showcasing climate-resilient ecosystems, open to schools and community groups. Demolition of the existing structure is set to begin in 2026, addressing London's growing demand for modern office space while maintaining the City's competitive edge as a global business hub. This approval coincides with a 7% increase in construction activity within the Square Mile, reinforcing the area's reputation as a prime destination for investment and innovation (Construction Enquirer, December 7, 2024). Manchester's new 'upside down' office block, a £77million tower, has been given the green light by planners. The NXQ will be constructed on the corner of Great Ancoats Street and Lever Street, in the Northern Quarter.
