What's happening with the high-rise #PublicHousing towers in #Melbourne? 🏢 #DidYouKnow the Melbourne high-rise public housing towers were originally built between the 1960s and mid-1970s as part of a massive slum reclamation infrastructure project? Since then, they have become home to thousands of tenants, including a large proportion of residents from culturally and linguistically diverse backgrounds. Despite their vital role as affordable dwellings associated with relatively secure tenure, the towers have endured decades of relative neglect by the public landlord, and have been at 𝐫𝐢𝐬𝐤 in recent years of being captured by the Victorian Government's ever-broadening plans for public housing renewal. This threat was realised in September 2023, when the 𝐕𝐢𝐜𝐭𝐨𝐫𝐢𝐚𝐧 𝐆𝐨𝐯𝐞𝐫𝐧𝐦𝐞𝐧𝐭 𝐚𝐧𝐧𝐨𝐮𝐧𝐜𝐞𝐝 𝐢𝐭𝐬 𝐩𝐥𝐚𝐧𝐬 𝐭𝐨 '𝐫𝐞𝐭𝐢𝐫𝐞 𝐚𝐧𝐝 𝐫𝐞𝐝𝐞𝐯𝐞𝐥𝐨𝐩' 𝐚𝐥𝐥 𝟒𝟒 𝐨𝐟 𝐌𝐞𝐥𝐛𝐨𝐮𝐫𝐧𝐞'𝐬 𝐩𝐮𝐛𝐥𝐢𝐜 𝐡𝐨𝐮𝐬𝐢𝐧𝐠 𝐭𝐨𝐰𝐞𝐫𝐬 𝐛𝐲 𝐭𝐡𝐞 𝐲𝐞𝐚𝐫 𝟐𝟎𝟓𝟏. Last month, Dandara Living’s Planning Director Rachel Allwood took part in Property Week's ‘Can BTR help solve the housing crisis?’ panel, discussing the various opportunities and challenges faced in the sector. “There are challenges across the board,” Rachel explains, “whether you are talking about BTR, build-to-sell, affordable or single-family homes, they are all affected by land availability, planning constraints and political issues. NSW Housing Agencies, Homes NSW and Landcom will receive faster approvals for new social and affordable housing developments under a state-led rezoning pathway, which was announced today. The NSW Department of Planning, Housing and Infrastructure will accelerate strategically important rezonings to deliver social and affordable housing, with the process managed by a dedicated delivery team. Minister Paul Scully highlighted: “All applications using this pathway will still need to meet eligibility criteria including their alignment to the State and Commonwealth housing commitments.” Minster Rose Jackson said: "This is another important step in rebuilding the housing system in NSW. We need to expedite the delivery of more social and affordable homes and not have applications held up in unwieldy and complicated planning rules that don’t deliver homes for people in need.” Support for Community Housing Providers to remove barriers in the planning system will be provided through a pilot Community Housing Concierge Program, soon to go live with 20 CHPs participating. Anticipating the success of the new rezoning pathway and the concierge pilot, we'd like to see streamlined planning processes and support extended to all Community Housing Providers as they work with governments to rapidly increase the supply of new social and affordable housing. #buildsocialhousing #affordablehousing #housingcrisis
