❓Remediation Acceleration Plan: Are We Ready for the Challenge❓ The UK government has issued a clear ultimatum: under the new Remediation Acceleration Plan, all buildings over 18 metres tall must start recladding works by 2027, with a target to make all at-risk buildings safe by 2029. Additionally, owners of buildings over 11 metres with flammable cladding must complete remediation works or set a completion date to avoid severe penalties. 🏗️ The task ahead is monumental, requiring collaboration across developers, contractors, engineers, and policymakers. Ensuring every tall building meets safety standards is not just a regulatory challenge - it’s a moral obligation to protect lives and communities 🏗️ As industry professionals, how can we accelerate progress while maintaining quality and a safe working environment for the residents living in affected buildings? Our Building Consultancy team can support you with all aspects to help achieve your remediation aims, providing the highest regulatory compliance standards relating to the amended Building Regulations for all building types, including higher-risk buildings. It's finally here. The Government's plan to accelerate cladding remediation. I'm still working through it and will share my thoughts over the next coming days. But I will leave this extract here for now... "We propose closing this information gap and providing greater certainty to residents, by legislating to require the registration of 11-18m residential buildings. Once this process is complete we will, for the first time, have a complete register of relevant buildings (i.e. residential buildings above 11m) making the task of identifying, assessing and fixing those that require it, much faster and more straightforward." I've always said the Building Safety Act is a code of best practice and in time, the legislators would impose the duty holder regime to what's known in the act as "relevant buildings" before applying it to all residential buildings. And it seems I was right...no building should escape the new regulatory framework. https://lnkd.in/eeJ-xbzP #buildingsafety #bsa

Have you heard of the Golden Thread Principle? If you haven’t, it’s a set of principles that was outlined in The Building Regulations Advisory Committee’s (BRAC) golden thread report. Its purpose is to store, manage, maintain, and retain the information that supports building safety, as well as ensuring the responsible people have access to the right information when it is required. The relevant information is stored digitally and includes details about the building’s lifecycle, from design to ongoing management. To read more and find out about the ten principles, you can visit our website and our ‘News & Insights’ section. #BuildingRegulations #TimberFrameSustainability #FutureOfConstruction #TimberFrameExperts #OffsiteConstruction #TimberFrameStructures #GoldenThread

Strong independent inspections, with enforcement powers are required to fix this broken system. Like Public Hygiene, any site should have the constant thought that someone can visit at any time. Construction in general focus on program, program is budget/balance sheet driven, and the tender process prioritises cost over competence, with specialists asked to do more for less to meet the requirement. Random inspections with penalties are the only thing that will help change rapidly. In terms of fixing all the badly installed work, Rayner would be better allocating some to legislate for real checks and balances.
Dame Judith Hackitt frustrated by lack of construction industry progress. In a recent lecture, Dame Judith Hackitt called on construction professionals and industry leaders to take their building safety responsibilities more seriously amidst an “appalling attitude [that] continues to prevail”. The worst thing that you can do is stay in the dark about compliance. You need to understand your responsibilities in full in line with the Building Safety Act in order to safeguard those who use your buildings on a day-to-day basis. At a glance, the Act has introduced a more stringent regulatory framework for higher-risk buildings in England (defined as any building over 18m or 7 storeys tall with at least two residential units), with the below key changes: ➡️ Two new roles and responsibilities, including the "Accountable Person (AP)" and the The Building Safety Regulator (BSR). ➡️ A requirement for a "Golden Thread" of information to demonstrate a building's compliance through its lifecycle from design through to operation and maintenance. ➡️ The requirement for building owners to register their buildings with the Building Safety Regulator. ➡️ A new regulatory framework for the design, construction and occupation of higher-risk buildings, including a "gateway" system For a full breakdown of the Building Safety Act 2022, click the button below to be taken to our blog post. ⬇️ https://lnkd.in/engayHV4
