How do you eat an elephant? 🐘 Some companies are stymied by the notion that net zero retrofits are capital intensive and won’t fit into existing real estate budgets. However, the table below splits a decarbonisation retrofit for a commercial property into a staged approach consisting of bitesized chunks that can be completed one at a time, usually within existing operations budgets.👇 It starts at optimisation before progressing through light retrofit, deep retrofit and renewables. We’ve seen companies planning a retrofit create huge capital expenditure without achieving the project’s decarbonisation goals - especially when trying to do everything at once. By instead adopting the sensible, logical, step-by-step approach set out below, the biggest outputs for the lowest capex can be targeted first, with later stages reserved for more expensive optimisations, offering time to plan and budget. BREEAM V7 is coming in 2024 The BUILDING RESEARCH ESTABLISHMENT LIMITED has just published a brief consultation report on the new version of BREEAM to be published in the New Year. Key take aways are: - Combining In Use, Refurbishment and New Construction into 1 single method - Aligning Embodied Carbon to align fully with RICS and requirements for Benchmarking across all building types - Inclusion of Operational Energy modelling for all buildings and assessment types - More emphasis on Performance Outcomes and less on processes This will change the way that buildings are assessed when using BREEAM in a significant way and we shall keep you up to date as more detail becomes available.
