I often reflect on the poor reputation of developers for being profiteers focused on owning property, but here’s a solid example of how they can also be community-oriented, with the goal of enabling residents to take ownership of their community. This is the power of a place-led cooperative. “Fillmore District, Freedom West Homes’ next iteration will stand as a beacon of equity and inclusivity, rooted in a storied history of community resilience. Established in the 1970s, amid the aftermath of redlining practices and urban renewal policies, the development was envisioned as a bastion of affordable housing and socioeconomic stability to counteract the displacement caused by redevelopment efforts. Today, with 382 co-op–owned housing units spread over four city blocks, Freedom West Homes remains a testament to the enduring spirit of its residents. In collaboration with the co-op and its commitment to revitalizing the neighborhood, the project will embark upon a transformative journey. DLR Group’s design approach prioritizes community empowerment and social cohesion. The reimagined and renewed Freedom West Homes will honor its legacy while modernizing for future residents of the community. Skokie Development Update, Skokie unveils draft plan to revitalize Main Street area, Plan calls for retail, residential, green spaces. After gauging responses from residents near the area of Main Street and Crawford Avenue in Skokie about what they would like to see in the area, which some have described as blighted, the village of Skokie published and presented a draft of a 20-year plan to revitalize the area with local businesses, public spaces, housing and green spaces. Skokie’s Community Development Director Johanna Nyden presented to the Village Board at its Dec. 2 meeting a study and renderings of a reimagined Main Street corridor in Skokie that are designed to foster community in the immediate area. Nyden emphasized that the plan was closer to a vision for the area, and not a concrete plan for redevelopment, but she said that the village does want to take steps that will lead to further development in the area. https://lnkd.in/gcsb_KZP

The Center for an Urban Future has just issued a superb commentary about specific steps NYC could take to support neighborhood parks partners. The problems and solutions it identifies mirror those for small BIDs in NYC, which I wrote about with @RPA last year in Go Local! Help Us Help You. The through line, not just in NYC but in many cities, is the need for proactive and positive policies to make place-centered partnerships more empowered and equitable, through Trusted Partner programs and other innovations. NYC has made very good progress under its new Chief Public Realm Officer Ya-Ting Liu, but there's still much more to be done. Affordable housing, sustainability, and community revitalization are taking center stage in Gowanus, Brooklyn. With 3,000 new apartments designated as affordable housing, developments like 420 Carroll are already making an impact, offering 90 affordable units out of 360. This is a critical step in addressing NYC's housing crisis. 🏙️ But it’s not just about housing. The Gowanus Lowlands Master Plan is set to create a 20-acre network of interconnected parks by the early 2030s, while new developments are incorporating eco-friendly features like green roofs and bioswales. This is urban sustainability in action. 🌿 The neighborhood is also becoming a hub for arts and culture, with industrial spaces being repurposed to support local artists. And let’s not forget the cleanup of the infamous Gowanus Canal, a key part of the area’s revitalization. 🎨 Of course, challenges remain. Environmental remediation, potential displacement, and infrastructure strain are all concerns that need to be addressed.
