Nikki Greenberg emphasised the need to prepare for the changes in the world and collect data to leverage technology and not be left behind. Also key to achieving sustainability goals! 🌱 Her key messages for businesses 1. Be core - focus on the core business and eliminate distractions 2. Be flexible - adapt to be resilient 3. Be curious - always be a first mover and try things out 4. Be willing to be different - change to adapt to new times and challenges 5. I had the privilege of attending the 9th edition of the World Cities Summit (WSC), held at the Suntec Singapore Convention & Exhibition Centre. This year, government leaders and industry experts from over 90 cities worldwide exchanged views on the future of urbanisation, through plenaries, lightning talks, and mayoral roundtables. The summit’s main theme revolved around the million-dollar question: How can cities take a long-term view and harness innovation to become smarter, more resilient and regenerative? The Deputy PM of Singapore shared three guiding principles: 1. Cities must empower innovation by investing heavily in the R&D of urban solutions and sustainability domain. Singapore is going all in by committing a whopping S$28 billion to its RIE2025 Masterplan! 2. Cities should anchor innovation in people-centric impact. Singapore’s therapeutic gardens using sensory horticulture to promote relaxation for seniors is a compassionate approach for its “super-aged” society. 3. Cities must build cross-border collaborations and partnerships for a collective future of greater liveability and sustainability. Some of the key points discussed included: Investment Landscape Overview 1) Consolidation: • The STR market is fragmented, with large players like Awaze, Interhome, and Vacasa capturing less than 3% of the global market supply. 2) Verticals of Interest: • Property Management (PM): Expected consolidation due to the need for economies of scale. • Real Estate Investment: Big funds and venture capitals are prepared for strategic acquisitions, considering local regulations. 3) Regulatory Impacts from several perspectives • Users: Regulation can raise hotel prices, as seen in NYC with a 7% price increase after STR bans. • Property Management Companies (PMCs): • Challenges: High regulation limits growth and increases costs of adcquistons. • Opportunities: Large portfolios in compliant cities and diversification offer potential. • Real Estate Investors: • Opportunities: Acquiring licensed properties in restricted markets and investing in emerging secondary cities. It’s good time to buy licensed buildings in Barcelona! 4) AI’s Role in STR • Enhanced Experiences: AI improves customer satisfaction. • Operational Efficiency: Automation reduces costs and enhances service quality. 5) Future Trends • Consolidation: Ongoing due to market fragmentation and economies of scale. • New Players: A wider range of investors is expected to enter the STR space. 6) Investment Recommendation • Eduardo suggests investing in low-profile hotels, senior living, and secondary cities with tourism potential.
