It was a Monday night and my turn to host at our new PATRIZIA London offices in Endell Street, Covent Garden, followed by the pub across the road, but that didn’t hold us back on our lively discussions and debate on the current UK & European real estate markets and our forecast predictions…. Another great quarterly catch-up with our Urban Land Institute mentoring group with Adam Lewis MRICS @Tosin Oke BofA Mateo Luca-Lion (with apologies from Edward Lawrence & Sandeep Chada - next time!) covering some of the following hot topics: - if you had £100million to invest tomorrow where would you put it? Rental residential sector and data centres came out on tops across the group - no surprises there then 🏠 - predications for a real estate recovery and uptick in market activity all centred around Q3-Q4 2025, so in c.12+ months time, although everyone agreed the current UK economic climate was fragile in a volatile world. Let’s see if we are right💡 - all agreed that the London real estate market is by far the most attractive and international of all the UK & European cities with the strongest draw for workforce talent and pools of investors. Appreciated we are all slightly biased on this(!), but I don’t disagree 🏙️ - what affect will the new Labour government have on UK real estate - ease planning process, push for housing delivery, or more of the same? 🌇 - what makes a successful real estate operator - we discussed the people and companies we most admired - including some of the property giants of the last 15+ years - and more recent superstars 🤩 - how best to learn and evolve as individuals working in real estate - and how best to network, network, network 🤓 - all were envious of our new offices & facilities and the surrounding CG location too, which was very well received 😍 Mentoring is such a two-way street, and I learn so much from everyone in our group just as much as hopefully they learn from me, as we build upon our strong business relationships and network base - so was delighted to give my usual Monday night spot on my home sofa and TV a miss last night 🙌🏻 #uli #mentoring #realestate #mondaynight Brendan Lynch

‘I am an expert in the art of the possible’. Sarah Brightman I am really looking forward to my second year on the NLA’s Expert Panel on Culture. It’s fair to say that arts and culture sector should be top of the agenda for any public or private organisation in #London. We are after all a ‘city of culture’, a global city, international city, ancient city and we rely heavily on the arts for employment, business, tourism, innovation and ideas. All this art trickles down and in the built environment there's now a growing demand for interesting, distinct, authentic places in which to work, live and play. In 2024 our #placemaking work across all property typologies saw a focus on placemaking including #Logistics and #Leisure. #BTR and #BID’s, #Retail and #Residential, and #Cultural and #Commercial. So, the good news is that the days of inner London as the urban (interesting) centre and a gradual fade to grey suburbia is long gone. Some of the most interesting parts of London are in the outer boroughs, and yet despite the success of a ‘software-content-driven' approach to development, we are still way to reliant on traditional jobs and historic systems in the industry. I hope therefore our panel will share new ideas for the arts to play a greater role in the regeneration and development of our great city and at a much earlier stage in the design process. One last thought, the position of Secretary of State for Culture, Media and Sport has historically been a stepping stone to a more ‘serious’ role in government, so we watch with interest to see how long Lisa Nandy MP stays in post and what level of investment and innovation she can bring to a sector sorely in need of additional funds and some serious love and respect. Cafés buzz with conversation, boutique businesses thrive, and now, bold commercial property deals are shaping its future. I had the opportunity to capture a part of the transformation of Bree Street together with Level One Property Group . This project wasn’t about showcasing properties; it was about showcasing progress. We brought this idea to life through creating a recap with the concluded deals of the last 24 months. In today’s world, people need more than words to believe you. People need to hear the stories, see the deals, and connect with the people behind the business.
