DR Stories: One regional housing estate’s development journey... Bowral is becoming a sought-after area for refined living in Sydney’s Southern Highlands. After local protests against big-box retail, Dickson Rothschild introduced a housing project with 43 elegant apartments in three buildings. These single-level homes feature communal gardens and easy access to shops and parks. Initially met with scepticism, the project quickly gained popularity, demonstrating the benefits of Dickson Rothschild’s strategic understanding of the site, thoughtful design, and the ability to negotiate favourable outcomes. What is the true visual impact of a development proposal? Dickson Rothschild’s visual assessment studies enable a more accurate discussion of the true impact of a development proposal on its surrounding area taking into account future context. This major development, one of the first development applications of its scale to have been lodged and approved for Gosford City Centre, is currently under construction and will contribute to boosting the economic viability and liveability of Gosford. Interrogating to improve development proposals At Dickson Rothschild, truly interrogating the merits and impact of development proposals can be integral to their success. We have a skilled team able to conduct effective Visual Impact Studies, including meeting the rigorous requirements at the Land and Environment Court, which can be especially effective for high-profile and contentious developments. The Influence of Visual Impact Studies on Development Approvals We see the increasing usefulness of visual impact studies in our Client’s developments. The Ashbury town house project is a good example of how high quality and accurate photomontages can effectively communicate design intent between Client and Council. The studies also raised design minor adjustments that improved outcome of the development within the site and landscape context. Carlo Pascaran from Dickson Rothschild worked with Corrs Chambers Westgarth to rapidly produce a set of important images that helped secure approval at the Land and Environment Court.
