Velo Capital advises on flexible real estate credit solutions, with the purpose to enable ideas and deploy capital to advance the transition to sustainable communities. With 10 years of alternative real estate credit track record, Velo Capital exclusively advises three active funds with approximately €1bn AUM. Our most recent mandate relates to the fund ‘VMC’, which held a first closing in June 2023. The fund expands Velo Capital's sustainability focused credit strategies further into Northern Europe, including Germany, Denmark, Sweden and Finland. We have offices in four countries and employs 30 employees, part of which through its local German sub-advisory subsidiary Flins Capital Partners GmbH. Velo Capital is part of Urban Partners, a platform of vision-aligned, differentiated, investment strategies shaped around urban problem solving.   • We are delighted to announce that two leaders from Velo Capital Lesley Lanefelt and Sanna Gurevich-Weiß (Weiss), have been appointed as Partners at Urban Partners, the investment firm Velo Capital is part of. These promotions are a testament to their outstanding contributions to their respective fields in Velo Capital and Urban Partners' commitment to fostering leadership within our organization. Lesley Lanefelt, Head of Nordic Investments for Velo Capital, is a highly experienced real estate financier who spearheaded Velo Capital's successful launch in the Nordic markets. With 20 years of experience in real estate debt and equity investments, Lesley has been involved in financing €2.4 billion worth of European real estate projects across all sectors. Sanna Gurevich-Weiß, COO and Fund Manager at Velo Capital, brings 17 years of experience in real estate and leveraged finance. After a successful stint as Head of Financing at Nrep, Urban Partners' real estate investment strategy Nrep, Sanna joined Velo Capital in 2022.   • Calling all aspiring investment and private equity professionals! Are you eager to learn what the everyday life of an investment intern looks like?     Our previous intern Oskari Vappula shares his journey as an Investment intern at Velo Capital, offering an overview of his internship experience during which he learned a thing or two about private credit markets, real estate, and strategic decision-making in a growing company.     His main tasks included analyzing inbound credit investment opportunities, modeling cash flows, assessing downside risks, and presenting findings to the Investment Committee. His varying tasks included assisting the Investor Relations team and contributing to internal development projects.   • The financing market has changed significantly over the past two years in the Nordics. Which changes are here to stay and what is the role of alternative lenders in complementing existing funding sources in the Nordic market?’   These were some of the questions discussed when Lesley Lanefelt, our Head of Nordic Investments at Velo Capital, participated in an insightful panel discussion titled ‘What is on the mind of investors?’ at the Arctic Securities Real Estate Investor Day in Stockholm alongside industry leaders such as Anne-Jan Jager, Oscar Thoeger Maltesen, and moderator Michael Johansson.   During the panel discussion, Lesley emphasized the importance of understanding the perspectives of both equity and debt investors in today's market. With positive interest rates and increased regulation, it is important to rethink the real estate capital structure.   At Velo Capital, we firmly believe that alternative lenders play a central role in complementing existing funding sources, ensuring a liquid Nordic funding market, and driving the green transition.   A heartfelt thank you to the Arctic team for a great day.   • Real Estate Capital Europe hosted a roundtable discussion at Velo Capital's Frankfurt office. Our Managing Partner Emanuele Bena joined the discussion with a group of real estate specialists. Thank you Patrick Züchner, Ana Luz Silva Robles, CFA and Ulrich Steinmetz for a great conversation and insights. Across European real estate markets, borrowers are facing an urgent need for financing after a period of muted lending activity.   • Career opportunity with financing green transition?🌱 Linnea Lundblad shares her transition from real estate project management consulting to working with investments at Velo Capital. She comes with a Civil Engineering degree and has gradually shifted from more technical focus to having a holistic view of all aspects that feed into an investment decision. Linnea's interest in investments grew gradually as she became intrigued by the blend of interpersonal skills, precise calculations, and the thrill of closing deals. Today, Linnea is a part of Velo Capital's Nordic investment team. Velo Capital, Urban Partners' credit strategy, focuses on financing the green transition.     Last week, we hosted an Urban Impact seminar in Helsinki. We gathered both our experts and partners across the urban ecosystem to explore and discuss the many challenges - and opportunities - in cities today, and in the future.   Bringing people together is in our DNA. For learnings, to challenge each other and find a way to collaborate for impact, clearly conveyed by Joonas Lemström, our Head of Country in Finland.   Understanding our field - the current state and direction of a market is key for everything we do. Our market view was transparently provided by Jani Nokkanen, CIO of our real estate equity strategy Nrep - an update pointing to the huge opportunity to act in a market moving towards recovery, with strategies built on strong fundamentals and proven capabilities.    From our real estate credit specialist, Velo Capital's COO Sanna Weiss we heard about the increased demand and opportunity to provide alternative credit solutions to fill a growing funding gap and accelerate decarbonization across existing buildings and those being developed.    And last but not least, a thought-provoking presentation on the solutions cities worldwide are seeking for their current challenges was given by Thure Krarup, our Head of Global Stakeholder Relations.   One of the highlights of the event was the panel discussion titled "What Does the Future of Capital Look Like?" We were fortunate to have members of Helsinki's Urban Environment Committee, Mia Haglund, Olli-Pekka Koljonen, Otto Meri and Sameli Sivonen sharing their perspectives and insights into the future direction of Helsinki.   Thank you to all the speakers, participants, and partners who made the annual Urban Impact seminar a resounding success. See you again next year!
