𝗚𝗹𝗮𝘀𝘀 𝗕𝗼𝘁𝘁𝗹𝗲 𝗕𝗹𝗼𝗰𝗸 𝗢 𝗕𝗿𝗲𝗮𝗸𝘁𝗵𝗿𝗼𝘂𝗴𝗵 Yesterday we hosted a topping out ceremony with our client Lioncor, key supply chain partners and designers to mark the topping out of Block O at Glass Bottle. There are 176 Apartments in Block O spread over 15 floors and it is built over a basement. The top of the building is of 60m tall. The tower has a unitised aluminium façade with glazed balconies. There is also 2KM of aluminium fins on the outside and over 10,000m3 of concrete. Thank you to all of our team and supply chain partners for their efforts to date! The Glass Bottle consortium is delighted to announce that it has been granted planning permission by Dublin City Council for the development of three commercial blocks at Glass Bottle, which was led by the commercial development manager Ronan Group Real Estate. The decision permits the construction of Commercial Phase A, which entails three blocks of five, seven and 12 storeys totalling 496,227 sq ft of Grade A commercial property designed to the highest sustainable standard by Henry J Lyons Architects. The development of Glass Bottle, a joint venture with Ronan Group Real Estate, Lioncor and Oaktree Capital Management, L.P., will see the transformation of 37.2 acres of industrial land into an integrated and vibrant new place for all Dubliners. Upon completion, the development will create one of the most sought-after neighbourhoods in Dublin, providing new homes, workplaces, education, sports and arts facilities, and generous public spaces opening onto Dublin Bay near the heart of the capital. Overlooking Galway Bay, Edward Capital’s long-term vision to rejuvenate the Docks has come to fruition with this modern mixed-use Office Campus at Bonham Quay. Practical completion of Phase 2 was recently reached in June this year, seeing the development of 35,000m² of Grade A office space, 2,000m² of retail and restaurant space, as well as public and community areas, all with panoramic views of the Atlantic. The newly constructed Calatrava building, completed by Sisk and their subcontractors over a twenty-four-month period, is a remarkable addition to the campus and is now ready to welcome its new tenants, breathing further life into the area.

Safety Week 2024 kickstarted on Monday with a presentation from Ashview at our HQ in Dublin. To coincide with this year's theme 'Focus on Critical Risk', Ben Byrne came in to join us and ran a workshop on CPR delivery and defibrillator familiarisation in the office. An important set of skills for the team to learn - the Irish Heart Foundation cite if you have been taught CPR, you are 10 times more likely to respond appropriately in an emergency. Structural work has concluded on The Ironworks, a 107 unit built-to-rent development nestled in the heart of the Dundrum Town Centre, and a mere stone's throw from all of its amenities. Comprising of nine floors of apartments and a landscape podium courtyard, the ambitious new development is set to launch on the market next year. When completed, The Ironworks will be made up of 107 new apartments, including tastefully designed studios and one and two bedroom apartments, along with 15 social homes. The team have worked tirelessly to make this new development a reality, and we are looking forward to seeing its final stages completed. Last week we celebrated with GEM Construction at the Topping Out ceremony of the six storey student accommodation complex at the heart of the city centre in Dublin, on Parnell Street. Located on the site of the former St Peter's Bakery, the development will provide 276 student bed spaces within 249 student bedrooms, spread across five blocks. Spanning in height from four to six storeys with one of the blocks being a conservation project. With student life in mind, it also features indoor and outdoor communal and recreational facilities, including a coffee bar, a media zone, a games room, a gym, a laundry, and roof garden. He has worked closely with many of our key clients, and has been instrumental in the delivery of large-scale projects such as the Genesys Fitout in Bonham Quay & Project Kells, and Brian continues to deliver excellent results through his leadership on the high density residential developments at Horgan’s Quay, Cork & East Road Project, Dublin which will add acutely needed apartment stock of 302 & 544-units respectively in Cork & Dublin. We would like to say a huge thank you to everyone who supported us on our 7th Annual Hike in aid of the RNLI Crosshaven and the Irish Heart Foundation. The sun was shining last Friday as we spent 4 hours ascending almost 500 metres up from the Glendalough Hotel and crossing the Derrybawn Ridge before returning to the hotel.
