🌟 Catella’s Annual Property Management Day 🌟 We had an incredible time at our annual Property Management Day! It was a pleasure to host property managers from Schep Vastgoedmanagers, Holland2Stay, Whitewood, Square Four, Skymark Property Management, Roozen van Hoppe Group and AIMRE, alongside our colleagues from Catella Benelux Asset Management. The day started with a delightful piece of Limburgse vlaai, setting the perfect tone for our visit to De Jezuïetenberg. This unique subterranean museum in the Cannerberg, a protected national monument since 1996, is located on the outskirts of Maastricht, Provincie Limburg, near the Belgium border. It is one of the most beautifully decorated limestone quarries in the world, and it was a privilege to explore its stunning interiors. After a fascinating tour of De Jezuïetenberg enjoyed a brewery tour at Brouwerij Bosch Maastricht sampling some fantastic local beers and delicious food from Onglet Maastricht. A huge thank you to all the property managers for their participation and making this day memorable. We look forward to many more such enriching experiences together! Back in February of this year, Catella Real Estate AG acquired the sustainable logistics project development in Maasmechelen, Belgium, in cooperation with Catella Benelux (CIMB). The ultra-modern logistics centre was acquired for the special #AIF ‘Catella Logistik Deutschland Plus’. The property development has now been completed and the tenant, a Dutch 3PL service provider De Klok Logistics, can move into the space. We warmly welcome our tenant and wish him good business! The high-quality property has a total area of 26,613 square meters and is located on a plot of around 40,000 square meters. The area is divided into 25,142 square meters of warehouse space and 1,449 square meters of office space. In addition to 150 outdoor parking spaces, the property has 23 loading bays, 2 ground-level gates and an air heat pump. Thanks to solar panels on the roof, a sprinkler system and LED lighting, a #BREEAM ‘Very Good’ certification was also achieved. The #Maasmechelen site in the Belgian province of Limburg benefits from its proximity to the German and Dutch borders and its direct connection to the Rhine-Main-Danube river system via the River Maas, making it an attractive location for logistics and retail companies. Handover of 162 apartments in the Ceylonpoort tower Haarlem to the CER III Fund Yesterday Catella Residential Investment Management accepted the keys for the residential tower Ceylonpoort in Gemeente Haarlem, The Netherlands. The former iconic VNU office building, is now transformed into a new fifteen-storey residential landmark in the Schalkwijk district. The former office building was constructed in 1970, but was fully refurbished with new-built quality. It was stripped to the bare concrete, the existing facades and roof structure were also replaced and which resulted in an A+++ energy label. Ceylonpoort consist of 162 modern apartments, in different types, maisonettes, apartments, and penthouses. All apartments have balconies so every apartment has its own private outdoor space. Three elevators are realized in the existing lift shades. The modern tower offers a mix of mid-rent and liberalized rents. A fitness and launderette are available for all residents. On the ground floor two commercial areas are available. There are 300 bicycle parking spaces and the new 2-story car park, with 92 parking spaces, will be completed mid-December. More than 70% of the property is pre-let by Holland2Stay and from today we are welcoming the first residents. The commercial unit (481m2) is being marketed by Wagenhof Real Estate. In the summer of 2022, Catella Real Estate AG (CREAG) acquired a property under construction at Arendsplein 70, featuring 39 apartments, for the "Catella Dutch Residential II" fund, an open-ended real estate special AIF. CREAG was advised by Catella Benelux. Located in the city center of Gemeente Oosterhout, Netherlands, within the Brabantse Stedenrij metropolis, which boasts a population of 2 million, the project includes 39 apartments with a total living area of 3,157 m², 39 storage rooms, and 39 parking spaces. The apartments range in size from 67 to 103 m² and are designed to meet the high demand from target groups such as young couples and senior citizens. Each apartment has at least an A++ energy label. Following nearly two years of construction, the property was completed by De Vries en Verburg Ontwikkeling B.V. in cooperation with Burgland Bouw B.V. on May 1. All 39 apartments have been successfully leased by Van de Water Makelaars en Hypotheken and we are thrilled to welcome our first tenants.
